I've seen a property I an wanting to view. I have been calling Them now for 4 days to be directed to an answering facility. I have left a message requesting call back but had nobody call me. I would never sell a house through these incompetent people. To all those people that are selling through them I'd do a mystery shopper excersise on them to establish the extent of service you are receiving for such high percentages that they charge.

DO NOT RENT AT MIDDLETON HOUSE, 27 ST. MARYS GATE!!! Through Ashley Adams, Derby.

Reasons:
1. Phoebe Challand is an incompetent liar, in fact the whole business is a joke. THEY ARE TOTAL LIARS, they will tell you anything to get you to sign a tenancy agreement. Then will leave you high and dry and NEVER respond to multiple emails and calls. Travis is just a waste of space as a minimum wage 'Manager'.

2. There is an XL Bully here that walks around without a muzzle, I've contacted the Police as the Landlord/Ashley Adams have no interest in the fact that its aggressive and dangerous. It's reared up at me and nearly got out of it's collar. Pretty sure it would have attacked me if it got free.

3. Some pubs stay open until 2am, playing outside amplified music SO loud that you can't sleep. Even in the week. I've made my complaint to the council, several others are too. Good luck to any potential residents who want to live in the 2 properties near the communal carpark! Pay £2000pcm for zero sleep.

4. The other residents disrespect the building, they throw all sorts of rubbish everywhere. I found a used Vape in the communal area, if a dog ingests this it could be fatal. The bins are always overflowing, nobody gives a damn who lives here.

I'll be making a formal complaint to the Property Redress Scheme, Property Ombudsman and every other regulatory body I can find.

I recently rented a house through Ashley Adams Derby and the service I received by the lettings team couldn't have been more first class. Phoebe was delightful, professional and extremely efficient, always keeping me up to date on progress...I couldn't recommend Phoebe and the team at Ashley Adams enough

Awful experience from start to finish.
We were buying a house through Ashley Adams and got a call to say that our offer has been accepted. We were told that all we now needed to do was go in and have affordability checks and then we could start the process of buying our house. We went in the very next day and When we got there we sat down with the mortgage advisor who was doing the checks and she said ‘oh you’ve not been accepted’ and then the woman who told us we had (Emily) came in and said ‘oh yes I forgot to tell you, someone has outbid your offer’

Firstly - why would we not be told that our offer actually wasn’t accepted before arriving at the branch? We even spoke to Emily when we arrived and she still failed to tell us this information.

Secondly - the people who out bid us clearly knew how much we had offered as they put their first bid in for coincidentally slightly more than ours and Emily had no problem telling us what they had bid straight away too which even she admitted she shouldn’t be saying. She also said that she would talk to the seller and get back to us straight away but absolutely nothing.

Just to add to this, we found out a week later that a family member of ours had Emily round to value a home they had been renovating, during which time she was bragging to them about the fact that the house we were bidding on was supposed to be advertised at £325k but she’s managed to get people to bid £355k on it in order to try and get them to charge more than necessary for their property too while discussing our bid details. Extremely unprofessional.

Finally, we called several times to try and get an update on what was happening during this whole process to which each time we couldn’t get hold of anyone and we haven’t heard from them since. Until they decide to call today 6 months later and ask if we are interested in using them for our buy to let mortgage which is completely laughable.

Thankfully, we have now found a far better property, at the right price, with a reliable estate agents.

Don’t touch with a barge pole.

Fantastic, we’ve been in the property a month now and I have got to say everything has run smoothly and as Informed from Molly, we never viewed the property and took pot luck and listened to how Molly described the property and once we in, it was a perfect match to her description, brand new kitchen, and appliances which is fantastic when renting as you can keep it good, bathroom is fantastic an amazing shower, the paperwork and hand over was as easy as pie, I would highly recommend speaking to Molly on your next enquiry

Firstly, Nick the mortgage advisor was brilliant!
However, the service went downhill from there. We dealt with the Melbourne branch and Maddie was lovely during our buying process. But on days when she was away her colleagues covering had a very poor and unprofessional attitude.
Charlotte rang us shouting that we were taking too long and threatening to pull out of the process when we had gone through the solicitor process in 4 very quick weeks!
Penny the branch manager was extremely rude and patronising towards my partner when we asked about a wall measurement stating “it’s not difficult to just figure out” when she could not even figure it out herself, so clearly not “rocket science!!” Due to the way we were spoken to by these two individuals I would not recommend anyone to use this service, so unprofessional!

From the start of us putting our house up for sale to ‘eventually’ selling (6 months later) it was an absolute joke! It was like working with a bunch of clowns between Ashley Adams and Burchell Edwards. Communication was extremely terrible, customer service was non existent. The sales girls from the house that we were purchasing as part of the chain did most of the work; we spent all of the 6 months practically doing their job for them. They said the buyer was one of their investors when in actual fact he was new to buying. We had to tell them 2 weeks in to put the for sale sign up. They failed to do the necessary initial checks to the point the buyer didn’t even have a mortgage agreed or a solicitor instructed 6 weeks into the agreed sale. The searches took almost 7 weeks for Derby city council when their turn around states 2 weeks- no chasing up. They literally did nothing apart from stick a few photos up online and take our money. Avoid like the plague.

Having taken all my details (enough to clone me) I was told a member of staff was on holiday and I would have to take another hour giving my information again. Then that person left I was passed onto a third member. All 3 of them left the company, my concern is that clearly they could take my information. How in the modern world is this possible? Then to be told by the third person they charged for this service. Incredible. They are owned by Connells which include Burchell Edwards who were also part of this shambles.

Derby branch is useless and partakes in illegal activity. Gave they keys to the buyer before completion allowing them to illegally enter the property. When trying to question them about it they refused to pick up the phone and keep ignoring my calls

We rented a house a week ago, and Sasha and Phoebe were absolutely awesome in assisting us throughout the process. The administrative tasks were made very easy with their help. Sasha and Phoebe truly enhanced our experience. Five stars for each of them!

Their best asset is Emily, after signing up for a house sale with the lure of plenty f viewings and great service from a hard working team, they have utterly failed to deliver. They do not respond to emails on time, they do not provide updates regularly like other agents on the process of selling your property. Feeling very underwhelmed by them.

I attempted to contact Ashley Adams regarding a property they advertised multiple times, but communication with potential buyers is poor to non-existent. When we finally reached someone, we were promised a call back but never received one. It’s difficult to purchase or view a property if you can’t make contact.

While being responsible for the sale of your property they have no regard for your privacy and just let themselves and potential buyers into your property without informing you or asking permission if its convenient, terrible response to complaints

I put my house on the market, I got a buyer, who I push into accepting there offer, the women who was sorting this out for me, was more interested in the couple that bought my house, it is now nearly a year since my house went on the marker, the paperwork has been signed by both party, send back, but been told they had not received it, I dont know what to do, or who I can speak to, to ask for help sorting this out as Ashley Adams (in derby ) doont want to know

You guys have given brilliant service and to be commended. 

Excellent comms which comes from the care you take to know customers. 

We are so happy that you understood our requirements and met them with courtesy, diligently, compassionately. and timely.

House hunting in todays housing market is tough to negotiate... With your support we have finally found the next place we will call home.

We are that impressed we have trusted you with the sale of our own property.

Earned it

Warranty is NOT 2 years but 1 year due to the sales agent of Ashley Adams' misrepresenation.

Bought a new build house completed in Dec. 2022 in the Nightingale Quarter in Derby. I had triple confirmed with their sales team by oral/writen email before the completion that the developer offer 2 years' customer service warranty.

On 19 March 2024, my tenant told me that he was locked inside the house due to something stuck inside the lock mechanism. There has no back door and he could not leave the house. I reported it to the CS of Wavensmere for help as the warranty is not yet expired but they told me it is expired. I fixed the issue the next morning by paying for the locksmith by myself. Then I showed the written proof to the CS and they told me that it is their sales agent (Ashley Adams) mistakes only and the best they can do is to reinburst the locksmith cost. I request them to cover 2 years warranty as promised but failed. So, avoid Ashley Adams as their sales agent is not professional and will misrepresent anything without any liability.

Derby branch is awful, the lettings team have no people skill are all rude and obnoxious will never rent with this company again

Disgusting customer Service!
I paid a holding deposit almost two months ago and still have not got it back. Avoid them at all costs.

Fabulous Service from the letting teams. Highly recommended to anyone with a property in Derby.
