Excellent Letting Agent

Great customer service from the lettings team at Ashley Adams. Travis was excellent and delivered on what he promised. Molly and Sasha were brilliant, my tenants are lovely and were just who we were hoping for as a landlady. Everyone was very supportive. With this being my first rental property they made it very easy. Would highly recommend them.

Well I don’t even know how to start…

Well I don’t even know how to start this, but I can confidently say that Ashley Adams Derby have been the worst company I have ever dealt with. They made the move last year extremely difficult and stressful. I have never dealt with so much incompetence in my life.

The manager was never reachable and always was told he would call us back (He never did) We was also told we would get an email but we never would either. This was on numerous occasions. The lettings team that we dealt with did not communicate with us at all. They changed our move date several times without even notifying us. It took multiple calls to the branch to get told the move date had been changed ages ago and the team dealing with you are on annual leave. Just left us completely in the dark. They left the reference checks for too long so they timed out and we had to do this all last minute! The day before moving.

We was also lied to and manipulated by the lettings manager about having parking availability at the apartments, we are not the only tenants who had this issue. Whilst living at strutt house, chatting to other residents they were also told the same thing.

I would recommend that people stay clear if they are looking to rent with Ashley Adams, unless you want to be extremely stressed, misled and left with zero communication from them. Im sure the buying side of Ashley Adams is great as its a different team but the lettings team need sorting out, especially the manager, extremely patronising and just no care at all. Couldn’t even do the basics like reply to emails or call you back when promised. We have moved now with a different company and they have been truly fantastic.

DO NOT RENT WITH ASHLEY ADAMS!

Terrible experience…

This is by far the worst agency experience I have ever had, they are time wasters and would put all the pressure in the world on you. I put in a holding deposit for an apartment and they would not do a viewing for me. After wasting 6 weeks of my time doing referencing and trying to pressure me to make payment for the rent on an apartment I haven’t viewed. They finally did a viewing and it was a poor apartment below my standard, asides that they have a terrible customer service very unprofessional staff service. I wouldn’t recommend anyone to use this agency.

Incompetent staff that made my son…

Incompetent staff that made my son believe that they had put a holding deposit down on an apartment only to be told a couple of days later thst someone else had also put an application on the same apartment. They had also send the wrong video of the apartment for them to look at and led them to believe it was going to be theirs. I rang them to speak to the area manager (Matk) for an explanation as to what went wrong and was told he was not in the office till Monday. I asked to to pass the message on to contact me. I am still waiting for that call one week later. Terrible service

Be careful what you sign for

We put our property on the market with Ashley Adams in August 2023. We haven't had one single viewing. The contract that we are locked into means that we cannot use any other estate agent for 20 weeks and we cannot take our property off the market without 28 days written notice.

Some of this us my responsibility because I didn't scrutinise the contract properly but please think twice and check twice before signing. This has left us in a critical financial position.

I'd give them a big fat Zero if i could. Absolutely rubbish experience helping my daughter purchase her first house. A little shared ownership two bed in Shepshed. So far it's taken 7 months. Went to their office in Melbourne on the 3rd of May as they insisted as they are the sole agents & things are still dragging on. You get passed from pillar to post when you ring up for any updates,people leave left right & centre including the sales follow up team & no one is handed your file to carry on with so when you call no one knows anything or what's going on & more valuable weeks have passed. We've been emailed & called for paperwork we'd already done a month & a half earlier because they can't be bothered to look for it before they panic & call you & just say Have you!? when you tell them you've already done it.. At which point they check their emails & just say oh yes! don't worry about it then. I wouldn't recomend them to anyone. Daughters mortgage offer is near to expiring,insurances have lapsed & need re applying for & there's still NO mention of any dates for anything,contracts, moving dates ect. The whole process has been a nightmare.. Vendors solicitor has been really slow getting back to our solicitor with things & the whole thing has been like walking through treacle with lead boots on. Even had to resort to popping notes through the vendors door to find out what's going on. Daughter just wants to pull out of the purchase now as she has no confidence in anything she's told by them.. Complete Shambles from start to finish. What a s***y experience trying to purchase your first property.

update. Daughter reluctantly decided to pull out of the sale today. Such a shame as she really loved & wanted the house.. Waiting 7 months & still not knowing when it would be sorted just ruined it for her in the end..

Unprofessional and Dishonest!

This is currently my third property I am renting here in Derby and the first time I am using Ashley Adams services. I can honestly say that my experience with Ashley Adams has been greatly upsetting. There seems to be no empathy for people, and they surely live up to the stereotype of being unprofessional and dishonest.
We first were interested in renting one of their properties on Erasmus Drive and set up an appointment to view one of their show homes on the 18/09/2023. We later decided to apply for the property and paid our holding deposit immediately. A few days later we set up the Deposit agreement and by the 25th we had paid and signed the tenancy agreement. The rental agreement price was for £1250.
On that same day, we noticed a similar property, also let by Ashley Adams, in the same area, with the same specifications had been reduced to £1200 followed by another identical property on the 27th of September also being reduced.
When I enquired with Sasha, the estate agent who we were dealing with, she told me that this was a mistake and to ignore the UPDATED PRICE as this probably was an issue with Rightmove. We previously had enquired if we could reduce the rental price to £1200 and we were told by Sasha that she could not do so. She told me she would ask the landlord and see what they can do to see if they would be willing to amend the price. I then called every day to hear an update regarding this and one colleague would tell me they are waiting on the landlord, while the other would tell me she was waiting on the manager to get back to her before she could give an answer. The assistant manager, Bryani, told me that there had been a mistake and that Rightmove should update it and that Travis, the manager, would have sent an email regarding this. Travis finally responded and stated that "All rents are different, and your agreed rent was £1250 per month, this stands and will not be altered".
Therefore, I was lied to by both Bryani and Sasha regarding the price of the property and the disrespect is that the price was reduced the day I had paid and signed the tenancy agreement.
The second major issue was the condition of the property that we had agreed to move into. The place was left by the previous tenant in disgusting condition. There were crumbs and grease all over the oven and worktop, the fridge had stains, the freezer wasn’t empty, the walls were badly damaged and needed painting, the garden was left in a state, clearly had never been touched for the duration the previous tenant was residing in this place.
I had called them immediately and spoke to Molly one of the estate agents who told me that she had to call the Manager, Travis, who was apparently working from home on the day we moved in to authorise a cleaner. I waited all day from 9am till 4pm (closing time) and no-one called me back. Every time I called it went straight to voicemail.
I lost out on my rent-a-van deposit as I was not able to move in that Saturday (30/09/2023) and after calling the following Monday, Sasha told me that she would send out a cleaner, but she did not know what time or day they would attend. This was not good enough as I had to move in immediately as time is of the essence and I have a 2-year-old and a pregnant wife I need to get settled in (beds etc) before moving everything else in. So, I ended up cleaning the entire property head to toe myself. This resulted in me having to purchase £40 worth of cleaning products to ensure this place was compliant with basic hygiene standards.
After writing an email explaining my frustrations and calling everyday to hear a response back from either the “landlord” or “manager”, I decided enough was enough and went to the Agency in person. Then I spoke with Bryani, the assistant manager, who promised to get down to the bottom of this.
After 11 days of waiting for feedback. Travis the manager finally decided I was worthy of a response but still completely disregarded my other points on the initial email I sent.

Extremely poor customer service

Contacted them multiple times to make a cash offer on a property via Rightmove. Never had a response

Anyone advertising with them beware as this sort of service will not only lose you offers on your property but also make you get a lot less for it when someone from their sales team actually does something to facilitate a sale

As an investor, landlord and seller, I definitely will not be approaching them for any services in the future!

As a first time buyer on a shared ownership property Lianne has been amazing. She has provided a fantastic service and an excellent experience. Lianne has been responsive to all emails, telephone calls and hundreds of questions ! I would recommend her and the rest of the team at Ashley Adams to my friends and family.

Ashley Adams and parent companies

Ashley Adams and parent companies, Burchell Edwards and Connells are scam artists of the highest regard. Completely incompetent from all aspects of the job from giving keys to contractors without permission of the tenant, then the contractors loosing the keys and expecting the Tenant or Landlord to pay for a replacement, because they wont refund anything if the tenant has paid for it, not even sure the Landlord knows the keys have gone missing to failure to attend to appointments, even though the tenant has stayed in all day waiting for it. not phoning back when it has been requested.

If you're thinking of renting from any of these Letting Agents, RUN! Run fast and run far

As a landlord

As a landlord, to deal with them I must describe as a worst experience in my life.On the beginning they share our data with gas and electric company and set up accounts on our name instead of tenants,after a month we received 300£bills to pay. During the time of our agreement they never inspect the property and even do not reply to complain letter. Communication is very poor and always nobody able to help you with the problem.There is so many issue...Derby branch got lots to improve!!!!!

Can honestly say this company has been…

Can honestly say this company has been nothing but fantastic through our journey of buying our first home.

Matt Thomas is such a lovely and very professional mortgage advisor, and gave us everything we could possibly need to know within the buying process. He made it very simple and did all the hard work for us.

Matt went above and beyond , really reliable and quick at replying to emails even outside of his working hours, he would be constantly updating us on anything important and keeping us in the loop.

We appreciate how busy estate agents can be , especially since covid and the cost of living crisis , but our experience felt as though we were the only people buying a house.

Such a positive experience.

Ashley Adams are the worse estate…

Ashley Adams are the worse estate agents to deal with, they will not only try to coerce you to rent their beatdown properties using aggressive and dodgy tactics, they advert and sell but use deception and criminal tactics to take or like they would say “retain” money paid to them like an holding fee when renting or intend to rent from them, even if you did not sign any agreement with them. When you do decide to chase them for your money to be refunded to you, they either ignore your messages, ignore your calls and finally play dumb to you. Clear advice, do not deal with them on their dead beat properties they push and do not part with your money on their promises to fix an apartment they try to sell to you that is in a bad condition. Stay clear and look out for their aggressive coercive strategy for you to pay them holding fees, they will eventually lash and leech onto your money paid to them on professional terms on trust and won’t give it back to you when you come to the realisation that you can not possibly rent the deadbeat down property they push and try to sell you to rent from them.

Attn Vendors - Please avoid them

I phoned three times in two weeks time to view a property on market for sale. Always replies that they will check with vendor and get back to me. But they never returned a call or gave me appointment. I think they are least bothered about selling medium/small size properties.

Liars and non responsive

I have put an offer in on aproperty before i even viewed. Then went ahead wirh the viewing. Got a call on monday to ask if im happy with the offer, to which i said yes and got told id hear something back ’later’ i rang them on wednesday to see if there was an update and got told adam who is dealing with the property is in a meeting and will call back. End of the day no call back. Rang again and got told actually katie is dealing with it and shes out the office… rang again thursday (this morning) got told Adam is in a meeting again, so actually katie isnt looking after this property then.. Rang back again 2pm he was still in a meeting… 2 days ive tried to get a simple update and got nothing back from anybody , never a call back. Disgraceful service

Laughable.

This agency is responsible for the poorest service I have known in 57 years. Having left my tenanted property early - because they said they had a new tenant to replace me , they failed to refund the deposit until complaint was raised with the TDS scheme . Nearly 3 months after leaving they have failed to refund overpaid rent and I will now be issuing court papers. I have wasted countless hours on this - which clearly they presumed I would not bother to do. See you in court.

Not good enough

Cancelled my valuation appointment twice.
When they finally did turn up, everything was great and promised a summary email in 2 days.. didn't happen. I left it a week and sent a message using their online contact form.. nothing. I phoned the branch and left a message which got an email response the next day but not complete so I replied asking for more information.. again, nothing.

Obviously I won't be using this estate agent.

Ashley Adams: Unscrupulous agency. BEWARE!

Recently moved from New York for postgraduate research in Derby. Contacted Ashley Adams over a house I had seen on Zoopla.

The first issue - after I had viewed the advertised property, signed necessary forms and paid a holding fee, I was told the property I viewed was not actually on the market, and that it was only identical to the one on the market but which was not available for viewing. I found this strangely deceptive, however since I was really desperate to settle down, I agreed to go ahead with the new property.

Second issue - They alerted me that their referencing agency could not finalise my reference checks as because they were in the US. This despite providing contact information on former landlords and employment records. The Ashley Adams agent working with me texted to apologise and inform me that they will not be able to continue with the process, and promised that they will refund the £254 holding deposit. That was 22 February 2022. Every attempt to have this money refunded has proved unsuccessful. My email, text messages and calls are neither replied or returned. This is so frustrating. I did not expect this sort of unscrupulous behaviour from a registered UK estate agent. I have not been able to find a regulatory body to report this issue to.
