Barnard Marcus -Croydon Heartbreaking experience
Barnard Marcus -Croydon
1 Star – Heartbreaking Experience That Has Left Me Emotionally Drained
Sent this on behalf of my friend as she does not have an account with trust pilot.
I don’t usually write reviews, but what I’ve just been through with Barnard Marcus has genuinely left me devastated, stressed, and emotionally overwhelmed.
I signed a tenancy agreement believing I was moving my family — including my young children — into a safe, clean home. Instead, what we walked into was nothing short of heartbreaking. The property was dirty, unsafe, and nowhere near ready, despite being assured it would be professionally cleaned and prepared.
I cannot begin to explain the shock and distress of arriving with all our belongings, only to find mould, broken fixtures, unsafe flooring, a missing shower head, torn carpets, an insecure front door, damaged cupboards, and even a shed held together by a plank of wood. None of it was acceptable, and none of it reflected what we were promised.
But the emotional toll has been even harder.
Since this happened, I haven’t been able to sleep properly. I’ve cried myself to sleep at night, overwhelmed by the stress and uncertainty. Not knowing where we’re going to live next, not knowing what to do, and feeling like I have nowhere to turn has been incredibly difficult.
And the way we were treated after reporting the problems made everything ten times worse. Before this situation, the agent would answer calls immediately or call back straight away. The moment the issues were raised, it suddenly became impossible to reach anyone. For three days in a row — Monday, Tuesday, and Wednesday — we called repeatedly, only to be told Leon and managers were “not available” or “on another line,” and promised callbacks never came.
It genuinely felt like we were being ignored, brushed off, and left to deal with everything on our own. After trusting them with something as important as our family home, the lack of care and communication was deeply upsetting.
We were forced to put everything back into storage and pay for emergency accommodation, all while dealing with the emotional pain of not knowing what comes next.
No family should ever have to experience this level of stress, disappointment, or emotional turmoil when all they wanted was a safe, secure place to call home. Based on my experience, I cannot recommend Barnard Marcus, and I truly hope no one else has to go through what we have endured.

AVOID OR PAY THE PRICE
A bigger bunch of grifters you could not wish to meet. Do not trust them , do not even engage with this company. The customer service is non existent. They don't give you all the information you require, then charge exorbitant fees because you haven't had all the information! Avoid them like the plague and use a reputable company.....you have been warned
Evan Dyer went above and beyond what I could reasonably expected
I cannot praise Evan Dyer, and the team at the Feltham Office, highly enough. As executor of my cousin's estate I contracted Barnard Marcus to handle the sale of his house. The property was on the market within days, there was a large number of viewings and several realistic offers were made very quickly.
Matters proved complicated, and prolonged, mainly because of difficulties in establishing the boundary between the land belonging to the house and a large unregistered area abutting the property.
Evan was always positive and quick to respond, he provided sound advice and facilitated the communication between all the parties involved. At one point he was in negotiation with three different solicitors as well as the prospective buyers and myself. Evan's input was highly effective and definitely went above and beyond what I could reasonably have expected. It was a pleasure to work with him.
Each time I contacted the office I found the staff to be friendly and courteous. I was made to feel they understood all the issues and were keen to offer their support.
If you need an estate agent in the Feltham area don't hesitate to contact Barnard Marcus.
Thank you Evan.
DON'T USE THEM!They misled me and continued to show…
They misled me and continued to show the property without telling me if I needed to offer more. They will sell only if you take the loan from them and use their solicitors etc. DO NOT TRUST THEM AT ALL! this agency should be banned -
They keep pestering me
I have told/wrote them 5+ times to stop calling and sending me emails but still keep pestering me. They are so desperate for revenues that they ignore all data protection and marketing regulations.
A huge thank you to Michael and team…
A huge thank you to Michael and team for all the hard work and dedication in helping us sell our flat. Michael put us at ease and gave us the confidence that we were in safe hands. Selling wasn’t straightforward, but Michael and Andrea was always there—supportive, reassuring, and ready to tackle every challenge head-on. What really stood out was the personal touch: the regular updates, the patience, and the genuine care throughout the process. It felt like we had someone who truly wanted the best for us, not just a quick sale. We’re so grateful for everything Michael and Team did and wouldn’t hesitate to recommend them to anyone looking to sell
I would not recommend anyone to use…
I would not recommend anyone to use them. I bought property through them and I lost of lot of money. Its partly my mistake as I didn't know its possible to sell property without person who sells the property not being the owner of the property. They lied to me that person is in the process of the registration and it will take few months. The true was something else. It took me 11 months to register that property with massive Council Tax bill for empty property as well as heroin squatters being inside for 6 months. Two weeks is very short of period to check all tricks that they use to get you into trouble and unsolvable problems. You have to have very experienced solicitors who can read their selling contract special conditions which are usually on written on 20 pages adding all sort of hidden cost on top of the auction price. I paid 8k plus buyers solicitors fee. Mind you they have their own solicitors company who writes this kind od special conditions and "Clients" who they selling for. As I said if you don't have big experience with Bernard Marcus Auctions sale methods don't bother to go there and bid for the properties as you can make costly mistake regret it big time. There are not good deals there for anyone...
Barnard Marcus Battersea
I have worked with Andrea at Barnard Marcus Battersea to sell a flat in Wadsworth late 2024 and 2025. All through the sales process I found Andrea to be knowledgeable and supportive . She offered advice on areas where improvement would increase the chances of a successful sale. She also advised on work that would not get a return in terms of increased buyer interest or monetary value.
We were kept informed of viewings and potential buyers. Andrea was also active in ensuring that once we had an offer, the process moved as swiftly and smoothly as possible by acting as an effective go between ourselves and the buyer and the solicitors. Thus helping to prompt action when things seemed to be delayed.
Andrea worked to ensure a successful sale which is as stress free as possible.
I would be happy work with Andrea again if the need arose.
A really great, positive and effective bunch of people at the New Malden Barnard Marcus branch!
We purchased a property through Serenah at the New Malden Barnard Marcus branch and could not have wished for a better experience.
Genuinely, we couldn’t have imagined a better estate agent or a better service. We have bought and sold many properties and never had such an attentive knowledgeable committed person in our corner.
We really cannot recommend Serenah and her team enough with special thanks to Lois who worked so hard progressing the sale.
A really great, positive and effective bunch of people at the New Malden Barnard Marcus branch!
Greasy, useless estate agents. Big fans of conditional selling. Avoid.
Greasy, useless estate agents. Pressured me multiple times into only being able to buy a property through them if I would use their mortgage brokerage service ~ barely hiding behind the fact this is illegal conditional selling. Surprise surprise: said service is hugely overpriced (circa. £900, where this can be done for free - although they'll get very upset with you for doing so). Multiple attempts to upsell insurance products.
Perhaps this is prototypical for all estate agents, but beyond that they are generally slow, disorganised, and myopic in their way of working. I would not use any other agents who are part of the Sequence brand, and I'd advise anyone against using them.
Think of a "Vogon" from The Hitchhiker's Guide to the Galaxy - but less intelligent.
I had a very poor experience with…
I had a very poor experience with Morden (Vince and Paul) branch, its so many things. they did not hand me the house key on the contract date because the house failed on the house safety check( Should be dobe before they offer it to rent ), The Main door lock was broken, they promised to change it then I changed it myself 2 months later. I have sent many and many emails asking for the landlord's email address and phone number they do not even reply, I went to the agency, asking if they will send but nothing happens. well what say, if you like to be disappointed they can help with.
I recently sold my house through…
I recently sold my house through Barnard Marcus in South Croydon. The first offer fell through at the eleventh hour, however the team was very helpful in getting us through this first disappointment and in swiftly marketing the property again to find a new buyer within a relatively short time of it being back on the market. Charlotte Williams was our main contact and her professional and empathetic approach to the sale process is to be highly commended. Aside from securing the completion of the sale, she kept us regularly informed of progress and responded swiftly to queries. She worked patiently with us to help us get through the stressful moments that surface from time to time through the process, as well as liaised with all parties such as the solicitors, surveyors and other agents to ensure the sale and purchase chain is completed as smoothly as possible. We are very pleased with the service provided by Barnard Marcus and a special thank you to Charlotte.
❌ Paid 12 months upfront, but faced undisclosed risks and an eviction notice I believe was retaliatory — Barnard Marcus failed to protect me as a tenant.
My experience has been extremely poor. Despite paying 12 months’ rent upfront plus a large deposit, I was not told crucial facts before signing — including the freehold setup, the controlling freeholders living upstairs, and the presence of a large dog, which later attacked me in the hallway — the only access to my flat. These are material facts that should have been disclosed.
Since moving in, Barnard Marcus have not acted neutrally or protected me as a tenant. They supported an eviction notice which I believe was retaliatory, arranged an inspection of my flat based on allegations I believe were not accurate, and left me exposed to ongoing problems with Bayllis Ltd (landlord Ms. Resham Vadodaria), where my and my family’s personal data was also mishandled and shared.
In a formal complaint response, Paul Whish MARLA (Lettings Director, Sequence) stated that I was expected to maintain direct contact with this landlord — despite my situation turning into a legal dispute. Dealings with Linas Bridickas and Lucy Eracleous were similarly dismissive, defensive, and more concerned with protecting the landlord than supporting tenants.
Barnard Marcus also knew about the behaviour of the upstairs freeholders but did not disclose this, leaving me exposed to serious risks that could have been avoided.
Barnard Marcus consistently prioritised the freeholders’ interests over my rights as a tenant and even my family’s right to privacy. This agent offers no protection to tenants.
I strongly caution anyone against renting through Barnard Marcus. My experience has been one of biased treatment, neglect, and disregard for tenant safety and privacy — nothing like the glossy 4.7 star rating they advertise.
Worst renting experience
I had the worst renting experience in London with this agency. They asked us to move out of the property without providing the required two months’ notice. When we requested the notice, the branch manager Andreja refused. He also showed up at the property in an unfriendly and unprofessional manner. The property management team is also lack of communication.
Barnard Marcus Hammersmith Auctions
I never dealt with Barnard Marcus Hammersmith Auctions. I then find out that they have illegally advertised my property online without my consent. I spoke to the manager over the phone, but He denied responsibility. Now I am going to take the matter with Ombudsman and legally. Very unprofessional and lack of trasparency.
Won't stop calling me
I have received multiple calls about a property that is nothing to do with me, and while I have asked them to delete my data from their system, they clearly have not as the calls keep coming. Very frustrating.

Avoid if you can!!!
I booked a viewing and no one showed up — completely unprofessional. To make matters worse, they had the audacity to challenge me afterward. It's truly disappointing that they're allowed to operate this way. I wouldn’t recommend dealing with them.

I had the pleasure of working with Brooke O'conner from Barnard Marcus and I couldn't be more satisfied with the service I got. She was highly professional, efficient, and always responsive to any questions or concerns I had throughout the process.
No stars...I had a terrible experience…
No stars...I had a terrible experience with the lettings manager at this estate agency based in Tottenham, London. Completely unprofessional with a severe lack of communication throughout the process. Despite having a signed agreement in place, they withdrew tenants at the last minute without any valid explanation apart from key collection, causing major inconvenience. Ongoing investigation as have lodged a formal complaint. Would not recommend this agency
