Disappointing Service and Lack of Accountability - Avoid at all cost
(2-April-2026 update)
I am very disappointed with the way Barnard Marcus has handled my deposit return. Despite repeatedly following up, they continue to respond with vague messages like “I am still currently liaising with your former landlord in regards to what they may potentially be looking to claim for to deduct from your deposit.” This has been going on for far too long, and it feels completely unprofessional.
The checkout inventory report clearly stated there were no damages and I have hired professional end of tenancy cleaning, so there is no reason for the landlord to spend days “looking for” deductions. The agency should be enforcing a clear deadline for the landlord, not helping them delay payment. I expected transparent and timely communication, but instead, I have experienced avoidable delays and poor accountability. Very disappointing service.
------------------------------------------------------------------------------
To future tenants, I wish you good luck and all the best coz you really needed it.
People here just don't give a sh*t and don't care about delivering what they have promised.
1. I was only given the tenancy agreement 3 days before the tenancy start date, as I have mentioned multiple times that I need time to read the agreement and make payment and plan ahead for my moving, they only serve the landlord as the landlord is given a template and rights to modify any leasing terms 2 weeks ago, but I only got 3 days. And they insist that I need to start paying bills on the tenancy start day and not willing to postpone it even it is their fault to not send me the agreement earlier. Without any confirmation how am I suppose to make plans in moving?
2. They will not share the landlord's contact and saying I can contact them whenever I need help. However, whenever I needed them to ask landlord for confirmation, eg if it is ok to replace the traditional meter with smart meter, they will never help you and no reply. I tried to call and email, no response. Also I tried to ask them to confirm with landlord if water bill is also included, as the rent only stated hot water included. I tried to call Thames Water and got the reply is I cannot set up an account with them as the whole building was under 1 business account. I addressed this issue to Barnard Marcus Covent Garden and would would like to seek for a confirmation that I do not need to pay for water. What I got was, if you contacted Thames Water then I should take their advice. Come on! I need confirmation from you! not from Thames Water!
There are many more little things that shows how irresponsible they are to Tenants, I hope this review can help anyone who is considering to rent from them.
**When it comes to fixture maintenance, Hollie from the property maintenance team however did a great job, she replied my emails and follow up on the issues. I really appreciated her prompt response.
PS. I will keep updating my frustrated experiences that I encounter with them.
Just not nice to deal with
Just not nice to deal with, everything’s hidden, can’t get a straight answer to what commissions are, got told to look on website which makes it even harder to find, why do WH Brown use these crooks, like dealing in the 70s, and no policing
Terrible
Terrible communication. Gave keys to my house without notice, damaged the house despite my specific instructions. Team utterly clueless whenever I call. Avoid.
awful experiences aytime with them
Don`t even pass trough by this company. awful as they can`t communicate. they keep offering you mortgatge adviser but they can`t sell a property. anytime i book viewing with barnard marcus i view the property you can1t keep in touch with one person. they even dont talke your offer properly, your position also missing from the form. you keep calling them but there is no clear answers.. they are there to just spend some time and get their sallary thats it..
Barnard Marcus- Opposite KFC Thornton Heath Pond…
The office opposite KFC in Thornton Hearth, Mortgage Advisor S B was very unprofessional, rude, arrogant and impolite. She was very argumentative about nonsense things like office direction etc..
Will not recommend this Mortgage Advisor if your buying a house. Such a waste of time!
Thank you the Barnard Marcus Tottenham team!
I would like to thank the team at Barnard Marcus Tottenham for all their help in selling my home. From meeting Cameron at the initial viewing I was always treated with the utmost professionalism and always felt he had my interests at heart. He was always there with good advice and encouragement in what is a daunting process. A big thank you too to Ogo, who was always so positive, patient and friendly when we spoke and to Andreas for showing my flat to prospective sellers with such good humour. They were all on the case, keeping me informed and getting back to me promptly when I needed to be in touch.
A very professional, friendly team I can recommend highly.
Flexible but mixed review
Our experience with Barnard Marcus was mixed. Going to the viewings and liaising with the estate agents was fantastic, particularly the Redhill branch, Peter and Gareth. They were super helpful and flexible in supporting us with our first time purchase.
However, once we confirmed our offer and got further through the process, we were handed to a senior sales progressor from the New Malden branch who was rude and condescending, trying to pressurise us as first time buyers to expedite her sale. She called us extremely nervous and naive, informing us that we should ignore the results of our home buyers survey as we are holding up exchange, although we only had one simple request to check the boiler.
Overall, we would have given 5 stars if we didn’t have these conversations with this individual. We had a good experience and now have the keys to our home.
Wonderful experience with Alan
I had a fantastic experience working with Alan throughout the purchase of my flat. After almost a full year of searching for a property, dealing with many different agencies and unfortunately going through several unsuccessful situations, it was such a relief to finally work with someone as supportive and collaborative as Alan.
From the very beginning he was incredibly professional, responsive and genuinely helpful. Buying a property can be a stressful and complex process, but Alan was always available to guide me, provide updates and help move things forward whenever needed. His communication and dedication really made a difference.
Throughout the entire process I truly felt supported and in safe hands, which is something I hadn’t experienced with other agents during my search.
I’m very grateful for all the help and support he provided and would highly recommend Alan to anyone looking to buy a property. If in the future I ever decide to sell my property, buy again, or need the help of an estate agent for any reason, Alan will definitely be the first person I contact.
Thank you again for everything!
Great service at Ealing Branch
Everyone in the Ealing branch was extremely helpful and friendly especially Noah, who showed us many different properties and worked hard to find the properties that were of most interest to us. Even though we didn't go ahead with one of their properties I would recommend him to anyone and want to thank him for his hard work and kindness. 5/5 Service
Very disappointing letting Agent | Barnard Marcus Wallington
I’ve had a very disappointing experience with Barnard Marcus in Wallington. When I moved into my apartment, I was given only one set of keys. I requested the second set multiple times, but they now claim they already provided two, which is not true.
Whenever I report maintenance issues—both by email and through their portal—it takes them at least a week just to reply and without noticing their portal they will ask me to raise the issue again in their portal, and usually about a month before anything actually gets resolved.
On several occasions, I ended up paying to fix issues myself because I couldn’t wait any longer.
Overall, the service has been slow, unprofessional, and frustrating. I wouldn’t recommend them based on my experience.
Tenacious and thorough. Batting hard for clients
We had a pretty torrid time trying to sell our property when the tenants refuse to leave and damaged the house. Bernard Marcus stayed on the case and remained incredibly patient with the sales process and even after a price was agreed Kelly within that office in Ealing tenaciously contacted all constituent parties almost on the daily basis to speed up an otherwise excessively long process. They absolutely earned their fee and I was delighted to have them in our corner during a drawn out sales process which was no fault of ours or Barnard Marcus.
Excellent Service
Ilina Staneva was exceptional, swift and most efficient. She accelerated the process and explained everything. She made the experience enjoyable and easy for us all. I would highly recommend her!
Great experience
I recently rented a property through Barnard Marcus Ealing branch and the experience was so smooth and efficient. The letting agent Fabian was so helpful and professional and made me feel at ease at all times. Would like to give a huge thanks to Fabian for assisting me in obtaining my new home.
holding deposit taken before offer submission, property stayed advertised, deposit retained
The agent told us we had to pay a holding deposit before they would even submit our offer. We paid to proceed, yet the property was never taken off the market and continued to be advertised on Rightmove/Zoopla throughout (dated screenshots available).
We were pressured to “move things along” during referencing and even encouraged to discuss giving notice before referencing was approved. When referencing later failed, a manager confirmed in writing they do not take properties off the market until paperwork is signed because “the landlord is losing rent each week”, and they retained our holding deposit, citing “loss to the landlord” and referencing costs, while moving on to “find another family”.
This is a one-sided process that shifts all risk onto tenants while the agent remains protected and continues marketing to others. Get referencing/affordability criteria in writing upfront and do not give notice until everything is formally approved and signed. Email evidence available.
Unlawful Actions Resulting in Financial Loss
The worst experience I have ever had with a letting agent. A case for small claims court but the entire experience has been so exhausting I just want to close the chapter and be done with it.
Ended tenancy early, received no rent refund as agreed.
Unlawful access to premises by Landlord.
Locked out of building when I was still a legal tenant.
Spent two years following up a contract change that was agreed by tenants/landlord, ended up having to move instead.
Generally unresponsive to emails and office visits.
Pressured to sign agreement without agreed clauses.
Emails sent to prior joint tenant in error, who residing tenant was no contact with due to abuse.
Letting agents are liars
Their letting agents are liars, they lied about the cleaning services and other fixations before move in, they kept pushing for deposits. They delayed all the documentation until the last minute, when I got the key and went to the apartment it stinked, it was dirty and windows were full of mold. Beaware of the letting agent in their finchley branches.
thank you so much Mr. Jakub

Great experience with Barnard Marcush—professional service and a well-maintained home.
• Very satisfied with Barnard Marcush for their smooth and reliable rental service.
• Appreciate Barnard Marcush for making the renting process easy and stress-free.
66-68 Shepherds Bush Rd, London W6 7PH.
I appreciate it. Mr. JaKub
Poor level of service
In our experience, Barnard Marcus Battersea provided a very poor level of service during the four months we were contracted with them to sell our flat.
We were advised to list at a price that we later realised was unrealistic for the market at the time. Had we been given a clearer picture of market conditions from the start, we would not have proceeded. We were also promised weekly updates and transparent communication, but this did not happen.
Activity was minimal for the first six weeks — just one viewing, with no follow-up. Later viewings felt unproductive, with buyers who did not appear to be a good fit, extremely brief viewing times, and no effort to highlight key features of the property. Several communication issues arose, including viewings scheduled without informing us and one appointment where no one attended. We were also concerned that some potential buyers were given information that did not align with our lease (e.g., pet permissions).
When our contract ended, the property remained listed for several days and was only removed after we emailed to request it. There was no closure communication or handover, which felt highly unprofessional.
Overall, we found the service disappointing and would not choose to work with this branch again.
Unable to trust
I don't feel any trust on them according to my experience to invite them for our property's valuation. SWANS Estate Agents advertised our property with asking price of £225,000. Then Alpha Residential Estate Agents advertised our property with offers over £195,000. They even found me a buyer with offer of £185,000. But I refused the offer because our purchase price was £190,000 on 31-Mar-2021. ------------- But Barnard Marcus advised for asking price of £180,000. {I think that It's because another company called AMG Ltd (our mortgage lender's assets management company) was in contact with Barnard Marcus about our property. Barnard Marcus' agent told me about AMG Ltd works for those who can't pay mortgage repayments.}
■■■ Other story can be that they are thinking we can't pay mortgage repayments and we have no choice to sell the property for what Barnard Marcus has given the valuation.
Successful Completion achieved
Despite a couple of set backs during the sale of my flat, Georgia, Wintana, Julie and the rest of the team at the Sutton Branch managed to get sale through to a successful completion.
Thank you
