Avoid - horrible company and staff are useless.

I have had my house for sale with them for 20 weeks (crossgates/Leeds Branch) and it has been the most painful 20 weeks of my life. They have lost me 2 sales on my house due to lack of communication - I should really seek compensation as they have cost me thousands. Unless you want to have yours and the buyers time wasted do not use!

Zero effort, zero care

We entered a contract with Northampton branch, Bridge Street, around start of April and immediately after it seems all the team left and a new one came in. After a long time with no information about the process, we had to chase them to be told about the new team and how they were getting their bearings still. We ended up getting an offer and accepted it around August and since then had to continuously chase them to get any updates. Finally exchanged in December. After all the process was completed through solicitors WHB remembered they were missing a fee payment and then decided to actually communicate with us. Funnily enough, until then it was always us going after them. Horrible communication, no care for sellers. Do not recommend at all. Honestly, they made a lot of money with zero effort and zero care.

5* service from the Hoddesdon branch

The whole team in the Hoddesdon branch managed my sale brilliantly and actively helped to find us our new family home. Really grateful to Rocco, Matt and Gary for all their hard work, friendliness, advice and communication from enquiry up until completion and would highly recommend their services.

Poor company

Rang up to rent a house out no one picked up phone so left a message no one called back .
Then got through a few days later and they said will pass on to rent team , guess what no one called back . Awful company avoid , I see why they have 2 out of 5 on reviews and that’s too much .

Do not use this agent

I have sold and bought many houses over the years and the service I got from William H Brown in Nottingham was shocking. Communication was extremely poor, Over valued the property despite saying it will sell very quickly. Photographs were awful and had to be re taken. Contract 20 weeks and I couldn't wait to leave. They managed 3 viewings in almost 6 months Moved agent and the service I have received is totally different and have several viewings booked in one week I would not recommend them at all

Avoid William h brown letting at…

Avoid William h brown letting at Dereham branch. Filled an application to rent a property. Landlady came to my house to visit and meet us. The landlady left saying as far as she is concerned it’s our house. Booked a viewing with the landlady. Only to be told William h brown had taken an application and was viewed weeks ago. But nobody told us this. We found out that William h brown discriminates people they don’t like. They give incorrect information to landlords. They lie to customers. They believe that we are poor and won’t pay the rent. Before any checks. Little did they know I could afford to buy the property. Which they would have known if they had carried out checks. I own 2 properties all ready. That are rented out.
But because they never checked. They wouldn’t have known. Because they think I’m poor. I don’t want to purchase another house just rent with my new family until I know everything is going good. Then I’m looking to purchase. But not from William h brown. Fact.

Rude and very arrogant,no way to treat…

Rude and very arrogant,no way to treat customers this way,no communication what so ever,they just do what they want,and I am talking about the Peterborough branch,but considering the reviews so are the rest of them.Do not deal with them as they are a waste of time.Trying to sell my house prooved to be near impossible,thank goodness for Thomas morris ,very good bunch of people and very kind.

The service I received from all the…

The service I received from all the team was amazing but a special mention to Joanna & Braid who went above & beyond & are both an absolute credit to William H Brown Dewsbury branch, Efficient, Friendly, Knowledgeable, Nothing was too much trouble. Highly recommend 👌

Infirmation On SEQUENCE, Connells, William H Brown.

People should avoid SEQUENCE like the plague, as what they (you) don't realise is that they are owned by Connells, who are owned by The Skipton Building Society, and as such operate (now they have bought Country Wide) a corporate monopoly, is what they thrive on, but don't, yet, have. What they do is have the longest tie-in contracts for sales, of 20 to 30 weeks! These are excessive, and you should, when selling, never, ever enter into anything so long! They also claim to only offer 1.5% agency commission, when most agents will over between 0.5% and 1%. So, negotiate! Your tie in, for sole agency, should, ideally, be 4 weeks, and 4 weeks notice. Some will try to keep you for 8 to 12 weeks, but you can get this down to 4. You can serve notice the moment you begin, so there isn't 8 weeks, just 4. If you go multi, and have another or other agents, do NOT listen to SEQUENCE, as they will try and make you pay an up front fee. DO NOT PAY ANYTHING. This fee, around £500, is only removed from the final statement, IF you stick with them, and they could be useless, hence not wanting a tie-in tat is excessive in the first place! State, ''I will go elsewhere''. They also, now, attempt to charge a money laundering check fee, and will try and charge this upfront, too, usually £99 plus VAT! Refuse this nonsense! They, as with all agents, can and should apply this fee as part of their commission, only payable upon completion! Their reason? Again, to make you feel you have to stay with them, even IF you are unhappy, as you have paid money up front! Next, be aware that William H Brown, as with all the brands they have bought, are run by management; an area manager, a branch manager, and above that little lot, another manager! They, and their staff, are given targets! They MUST get X number of properties on their books per month! If they achieve their targets, they get pay-outs! Not much, but they get it for each unit, and so a member of staff can start to earn commission even without selling a house! They earn much more: every mortgage appointment, they get a slice, ever referral to their legal panel, a payment, every survey booked, a payment, and they even get payments for an instruction, and (this is the worst!) they receive payments IF they manage to persuade you to drop the price!!! This whole 'up-sale' usage is something the Ombudsman should have dealt with years ago! It is unfair, as the public just don't know about it! It also means that some agents, under the Connells and SEQUENCE banners, operate unfairly, whereby the people who view are the people who take out their products; an agent can earn more in a mortgage commission than from a sale! So, all of you out there, only use them IF you understand their con tricks, and ONLY if you manage to get a short tie in, decent commission rate, and don't agree to their attempts to bring your selling price down!

Great Service!

Thanks to Thomas Barker and the staff at the YEADON branch for finally getting our house sale over the line, despite the involvement of a pretty inept conveyancing solicitor on behalf of our buyer.
They arranged a viewing day within a week of contacting them and produced a professional online brochure. We had 3 offers from the viewing day and literally "sold" our house within the hour.
What followed was quite a long drawn out process to completion but Thomas and the other members of staff remained professional, responsive & helpful, despite my nagging :). I would definitely recommend Thomas and the Yeadon branch to any prospective clients.

I let my property with William H Brown and have been disappointed by their service at every turn.

They don't screen tenants properly. They don't inspect properties effectively. They don't liase with outside contractors and favour 'their' tradies.

When worries or complaints are raised, William H Brown's method is to ignore, ignore, ignore.

This company is truly terrible.

Peterborough branch. Dreadful experience. First buyer did not have the funds.second buyer all proceeding until William H Brown decided to show them another property ensuring they pulled out of buying mine. They then seemed totally uninterested in getting mine sold sending round unsuitable buyers. They denied their underhanded practice yet then inexplicably chose to waive the notice period! Guilty conscience! Went to City and County who were amazing and sold it before it even went online. Never use William H Brown.

This is the most unserious company I…

This is the most unserious company I have ever encountered in England, people, make sure you don't have any dealings with them. We applied for a property they offered, we were overbidding with prices, in the end everything was fine, we were supposedly approved, we started preparing the documents for the deal, they call us and say there is another candidate with you, the deal is falling through. Avoid this agency if you don't want to waste your time.

William.H.Brown

Ah..the wonderful Leanne Wright.AKA Amber Skinner. A while ago I was sat in my garage minding my own business when she stopped her car and shouted."what?" "You are looking at me." I wasn't I was looking at my garden. I told her she had a good mouth and her mother should be proud of her. She went on to make a serious allegation. She suggested I was a pedophile. On the advice of the police I had installed cameras all around my house after another encounter when she came into my garden screaming abuse at me and my wife suggesting we had "Looked at her car!" My solicitor tells me that this is threatening behaviour. The point is that I own several properties and do a lot of business but would not be confident dealing with William H. Brown (Boston.) if this is the quality of the persons they employ. I may release the video clip at a later date and you can judge for yourselves.

I would leave no stars if I could

I would leave no stars if I could. No communication. Was recommended modern auction method, hopeless, price plummeted and eventually we found out from the buyers a member of staff recommended a low bid. Very poor or no service at all.

If I could give minus stars I would. They are criminals.

Our experience with William H Brown has been absolutely horrific from start to finish. This is genuinely the worst letting experience we have ever had, and the level of negligence, dishonesty, and disregard for tenants’ wellbeing has been unbelievable.

Kelcie and Reiss repeatedly ignored our messages, brushed off our concerns, and pushed false narratives — even implying the landlord could issue notice for completely improper and unjustifiable reasons. Their behaviour felt manipulative and intimidating, not supportive or professional.

Despite taking over £10,000 in rent from us in the last year, they were perfectly happy to leave us living in a property that was mouldy, damp, freezing, and had blown windows that were never repaired. When we moved in, the house was filthy, and nothing was done about it. Every concern we raised was met with excuses or silence.

When the landlord finally attempted to “deal” with the mould, the work was so dangerously poor and invasive that we had to vacate the property with our puppy and stay elsewhere because the home was uninhabitable. We were forced out — and were given just over £20 as compensation for having to leave our own home. It was insulting.

To make matters even worse, the landlord accused us of harassment simply for asking for a safe, habitable home — something we are legally entitled to. Instead of supporting us, William H Brown stood back and allowed it to happen.

Now, after everything, they are refusing to return our deposit, claiming they “chase the landlord for up to three months.” They were quick enough to take our money, but when it comes to giving anything back, they suddenly drag their feet and accept no responsibility.

Their conduct has been so unacceptable that we have had to obtain legal advice regarding the state of the property, the landlord’s actions, and the way our deposit is being handled.

I would strongly urge anyone considering renting through William H Brown to avoid them entirely. The stress, the unsafe conditions, the lack of communication, and the sheer disregard for basic tenant rights have been absolutely disgraceful. We would never recommend them to anyone.
