I’m writing this review to make others aware of my experience with Romans Sandhurst and to encourage anyone thinking of selling their home to thoroughly research who they choose to represent them.
I signed a 6-month exclusivity contract with Romans ending 13th October 2025, choosing them out of loyalty because I knew Josh, who had worked at the branch. When Joe Douglas came to sign the contract, he informed me that Josh was on paternity leave — but did not mention that Josh would not be returning to the branch, which I found misleading. Looking back, I honestly wish I hadn’t signed.
Throughout the process, I found a lack of transparency and professionalism. Viewings were often booked without proper vetting, and I later discovered this was true. The feedback I received from viewings was vague and unhelpful, and I didn’t receive any Rightmove analytics until September — nearly at the end of the agreement — after repeatedly raising my concerns to Matthew Whitney, the Area Sales Director.
I tried to exit my contract six weeks early due to poor communication and lack of results, asking for a joint contract with another agent to help push the sale, as I was concerned about losing the property I wanted to purchase. Unfortunately, Joe Douglas refused. His focus seemed more on keeping my property under Romans’ board rather than acting in my best interest. Because of this refusal, I ultimately lost the home I had hoped to buy.
The management style at the branch felt driven by numbers rather than genuine results. Joe Douglas, in particular, was difficult to communicate with and appeared resistant to feedback. The statistics in the area speak for themselves — Romans may have a large number of listings, but their conversion rate is noticeably lower than other agents, which says a lot about the way the branch is being run.
After I filed a formal complaint, communication slightly improved, and Lewis — who was professional and understanding — became my main point of contact. He was genuinely helpful, but by that stage, I decided to take my property off the market since the house I wanted had already sold.
Overall, my experience with Romans Sandhurst was stressful and disappointing. There needs to be more accountability, honesty, and proper vetting of buyers. These are people’s homes — not just numbers for a board count.

Whilst the sales team in Sandhurst branch were extremely helpful, the fact that the move manger did not at any time inform us that our buyers did not have a deposit in place to exchange prior to completion meaning that the whole chain had to do a simultaneuos exchange and completion on the moving day made removal day far more stressful than necessary.

Absolutely disappointed with the service from Romans. After being told repeatedly for over six months that they had buyers interested in our bungalow, I decided to give them a chance, even lowering our asking price by £50K for a quick sale based on their assurances. Despite all the promises, not a single viewing was arranged. Communication was terrible, and it felt like they did nothing beyond just listing the property on Rightmove – something anyone can do for a fraction of the cost.
Professionalism was lacking from the start; the agent took pictures using his phone, which were then used in the marketing. It felt like there was no effort on their part to actively market our property or follow up with potential buyers. If you’re considering Romans, be cautious. Ask for guarantees on the number of viewings they’ll arrange, or you’ll likely end up wasting your time as we did.

Threatened firstly with you have to take their zero deposit scheme or the landlord won’t accept you.
When we moved in, our rental house had apparently been ‘professionally cleaned’, funny how there was remains in every kitchen cupboard and mud on the carpets, must all be part of that ‘sparkle service’ we were charged for on check in.
When moving out 1 years later, the inventory report they took was remarkably more detailed than the check in report on entry. We left that place immaculate, yet every tiny scuff, hole, latches added from previous tenants was attributed to us and a fine was charged.
They bully you into paying or go to arbitration and pay more money for that.
I will never be renting from Romans again and just hope somebody reads this and decides to save themselves the awful experience that we had. It’s the fact they actually fine you for their scams that really infuriated me.
My experience from Romans left me feeling like I was a cash cow for them to milk as much money from as possible. Romans is a terrible company to consider letting from, I hope you don’t make the same mistake that we did. Let these incompetent, unprofessional and hurtful people go out of business.

This would be a 5 star as our move manager Catherine was brilliant, helpful, responsive, patient. However it is 4 as I wouldn't use Lifetime legal again as they basically just sell my business and would rather find my own solicitor. The solicitors on both sides where slow and didn't give any feedback, that maybe the norm but 7 months to sell a property to tenants already living there is crazy. Lifetime legal as a the concept sounds great but underneath the hood the service needs checking/monitoring/auditing/governing somewhere by Romans. To be honest just ask the move manager she will tell you. I personally think the move managers have the best view on which solicitors are good or bad. So is this review a reflection on Romans as a whole, I'd say no, this review is a reflection of an individual who works at Romans, that said the experiences of the selling team was also good and have nothing to complain about dealing with the Romans teams, both selling and lettings

Not great. If I could do it all over again, would I choose Romans? Absolutely not.

Our buyers were also a nightmare to deal with and frustrated the process at every turn possible. Catherine (Move Manager) has been amazing. She has been the liaison point for us all throughout the nightmare and finally, after 7 months of delays, we are now completing next week. Thank you Catherine!
I have been very impressed with Joshua in putting my house on the market, he is very helpful and very prompt in replying to emails.
Prior to deciding to sell my property with Romans, I was going to let it. I was dealing with Shevaughn, who was extremely professional, courteous and helpful and she gave me great faith in dealing with Romans too.
