Lincoln branch-great service
We found a property to buy within the Lincoln area and cannot fault the team with supporting us through the process particularly Charlotte and Jay.
We are not from Lincolnshire so do not know the area and they were helpful with information, extra viewings and even met us at the house to hand over the keys on completion day. Thanks again to Charlotte and the team.
Do not recommend renting with WHBrown
I don't usually leave reviews but the horrific experience I had renting a property with William H Brown warrants letting others know how this company functions. From start to finish things were conducted haphazardly - no exit inventory was done when the tenant before me left and the inventory they did prior to me moving in was extremely inaccurate. When I moved in I found rodent faeces, mould, and general grime throughout the house. A couple of weeks after moving in, the shower was leaking badly through to the ceiling below, next to an electrical fixture. It took nearly 8 months to get them to sort it. At the end of my tenancy, the landlord made claims on the deposit for a number of inaccurate reasons, including damage left by the contractors they hired to finally do the repairs on the shower. Throughout my tenancy, getting through to the property manager with "Sequence" was difficult. I was often told they would call me back and never did. All in all they do not seem to have the best interests of tenants in mind and do a poor job of mediating with unresponsive landlords. I will not ever rent from them again and would never recommend anyone else to do so either.
10 months and still no move!!
Avoid if at all possible. Thought would be good idea buying and selling through same estate agents and the solicitors they recommend (Gilson Gray), but nothing could be further from the truth. Estate Agents did not make us aware of management company and the hidden charges involved on new property, not even a disclaimer on the brochure sent to us. Claim on one hand that they didn't know this was the case, but on the other contradict themselves and say its apparently commonplace with modern estates. So surely they would know the product they are selling, right? How are we supposed to know if no-one informs us at the time we are making our offer. It takes several months then for the solicitors to clarify with a management pack containing 14 attachments, by which time we have our hearts set on this property.
Then lost our original buyer due to solicitors delays so ended up selling to council instead. Wish had done this earlier as weren't getting the asking price anyway and wouldn't have been left high and dry at the last minute when finally ready to complete on new purchase. Wish I had looked into these reviews earlier and chosen better estate agents and solicitors.
Complained to customer services and 2 months later (well outside 15 working days timescale), receive insulting offer of £100 compensation, so will be taking this further.
Disappointing experience with William H Brown (North Walsham branch)
In my experience, service at William H Brown – North Walsham fell below expectations. A booked viewing was attended without the branch-held key. After a later viewing we discovered damage and reported it with photos; the branch did not accept responsibility. The key was then released to my named collector without any ID check, and the promised weekly updates about marketing did not materialise. I asked to end the agreement early and this was declined. I have referred my complaint to The Property Ombudsman. Based on this experience, I moved to another agent and would not recommend this branch.

Since the beginning of our tenancy we have had nothing but issues.
Whatever they did wrong they blamed me. I paid them rent on time they didn't pay the landlord ended with me getting a section 21 didn't fix any issues in the property. No comminication. On my last day of tenancy they didn't arrive to do the inventory check out. Every time I call they are on lunch break. Refusing to allow me to be present on the inventory check out and now they state its been done but don't have any information about my deposit.
Very very unhappy.
HIGHLY NOT RECOMMENDED.

The crystal peaks branch in Sheffield had been incredibly helpful even after moving out of their address whenever I need a bit of support with admin things - Matthew Wolff in particular has been very supportive recently and couldn't be recommended enough!

Today, on 18 September 2025, I had a booking with them. I drove 45 minutes, but no one showed up. After waiting 15 minutes, I called them, and they told me the agent had another booking. They are not serious.

The CORBY branch is the definition of dishonest and disgraceful service delivery. They deliberately withheld critical information when leasing a property to me—specifically, they failed to disclose that the house was already on the market for sale. I was misled into signing a 12-month tenancy, only to be informed a month later that the property was being sold.
There was no pre-move-in inspection, and the house was in an appalling state—filthy, neglected, and clearly unprepared for a tenant. It showed a complete lack of basic standards.
Throughout the process, the sales agents treated my home with zero respect, regularly leaving it in a mess after conducting viewings. Their behaviour showed utter disregard for the fact that someone was still living there.
The branch manager is shockingly unprofessional—rude, aggressive, and completely lacking in basic customer service skills. When I asked for clarification, I was shouted at over the phone, a clear sign they have no idea how to engage with clients respectfully.
The complaints process is a farce. The so-called complaints department is nothing more than an echo chamber for the branch’s lies, defending their actions without any proper investigation. The complaints manager didn’t address the facts and instead parroted the same false narrative that there was a "For Sale" sign visible during viewings—which is completely untrue. In the end, I was gaslighted and made to feel like my concerns were invalid.
To top it off, the manager's official response perfectly demonstrates their appalling attitude towards tenants, stating:
“Regardless of if the board was there or not, the property was on the sales market and viewings were conducted and the property which then sold. Unfortunately, in the rental market there are no guarantees if property is rented for either long or short term as circumstances can change.”
This statement not only dismisses all accountability, but also reveals a complete disregard for transparency and tenant rights. In short, this branch cannot be trusted. Their practices are deceptive, their staff are hostile, and their customer care is non-existent.

Do not rent your property out with this company unless you want it ruined. They ignore you like it's a sport. As a tenant I tried fruitlessly for two years with countless calls to get the most basic of information and I left the flat with the same boiler issues I reported the day I moved in. Boiler is now sunk into the floor and will cost the owner the price of a whole new unit due to their ignoring my constant messages. The related maintenance team constantly were constantly hitting barriers due to William H Brown's lack of response. These guys take NO responsibility and blame everyone else, and ignore tenants as if they get a bonus at the end of the year for doing the least possible amount of work.
Reece, Kelsey and Roxanne promised me on multiple occasions they would source the most basic information for me (code to the door where the meters were, and whether I could throw out an old rusty table of the landlords that was looking like tetanus) and then ghosted. I even said that I was used to being ignored and was promised a call back that very day - like I said, it's like they enjoy ignoring you.
Keys were not ready, parking permits not ready, furnished flat came half furnished and in a state, with no inspection or inventory having been carried out before move in.
I cannot overstate how useless these guys have been. Please look elsewhere if you want to be a responsible landlord - or if you just want your property reasonably maintained. Zero stars. Big thumbs down. If I were head office I'd be in there in a flash.
Renters, if you're cool being left alone and don't care about maintenance or moving in on time, it's fine for you. Otherwise - steer clear.

I would advise caution before approaching William H Brown in Lincoln. In my experience, the accounts section and front office staff were uncooperative, and I felt that customers were not treated with the respect and professionalism expected. Unfortunately, the overall service left me disappointed.

Just awful. Incompetent, unresponsive and failed to sell my property which was a desirable apartment in a good location despite being sole agent for 12 months.
They then issue solicitors letters which are aggressive claiming full fees due to breach of contract. Being forced to go to auction due to the failure to sell.
Do not use this agent which is part of Connells. Group. They should not be allowed to treat customers as they do.
