Not real good approach
My experience with this letting agency…
My experience with this letting agency was extremely disappointing.
I paid a holding deposit for a property and expected clear communication throughout the referencing process. Unfortunately, I received very little communication and had to repeatedly contact the agency myself to find out what was happening.
What I found particularly disappointing was that I was not contacted to be informed that my referencing had failed. I only found out after I personally managed to get through to them. My calls were not being answered, and I eventually had to call from a different number before someone answered.
The manner in which the situation was handled also left me feeling that I was not treated with the level of professionalism or courtesy I would expect from a letting agency.
I am now trying to resolve the issue regarding my holding deposit. I understand that referencing can sometimes be unsuccessful, but I believe applicants deserve clear communication, timely updates and respectful treatment throughout the process.
Overall, I am very disappointed with my experience and would encourage anyone considering using this agency to make sure they fully understand the holding deposit terms and what happens if referencing is unsuccessful.

Stay away
So many things went wrong when I bought a property put on the market by Bairstow Eves (London/Stratford branch).
When I tried to renegotiate with their agent Paige Miller after getting my surveys back, she ignored me for 9 days and I had to threaten with the Ombudsman after 4 ignored outreaches.
This escalated to a call with Ian Merchant (manager) which berated me on the phone. The kind of call where "with all due respect" is said so often that the lack of respect was very evident.
They would not renegotiate without me handing over the survey. When I did, I was first berated, then offered a 5k concession, but when I tried to accept it the following day, the offer was off the table. The only concession I got was the washing machine and fridge that I was assured was included during viewing anyway, and my initial offer was already repeating this assumption. So I did get no concession at all.
In the morning of completion, Edina Nistor ("sales progressor") rang me. She told me the owner was still packing the last "couple of things" but, so she said, they'd be done by 6pm, and she clarified this multiple times for me. Whether this was okay for me she asked. I thought she asked if we could delay completion until 6pm so I agreed. Apparently I was giving my go-ahead for completion even though the realtor knew the property was still occupied, violating the sales contract. My solicitor was not notified and they completed without me realising. So now I was in possession of a property with people and things still in it.
I phoned them multiple times and they assured me, the owner would be out by 6. I came to their office for key exchange and demanded a mobile number, because their office conveniently closes at 5:30 - half an hour before the deadline. I had to ask 4 times until I got one - Edina claimed multiple times I could ring the office even though it was after hours.
At 6pm I was at the property and the owner was nowhere near the stage of being done. Stuff everywhere. They did not even have a removal company. I called Paige and she told me "well the property is yours, there's nothing we can do about this". Which had been the case for the whole day already, this was all theatre.
The old owner moved out around 11pm but didn't leave it according to the contract. I had to spend three days removing curtain structures (which should've been removed) and still need to throw away other leftover stuff that the "man with van" did not take away. In the loft, the previous owner left me a big, old, rusty water tank that I need to pay £700 to get removed professionally.
The previous owner also told me on the day that she tried to reach the realtor multiple times and asked for more time to move out. They did not care and at the same time told me that the owner would be done in time. Or, in plain English: They lied to my face and did not do their job.
This is all to say that Bairstow Eves did not do their due diligence. They accepted that the previous owner would move out on the day of completion without a removal company. They knowingly accepted contract violation just to complete on the day, rather than communicating with both parties. They did not check the property for conditions of the contract. They tricked me (yes I mean tricked) into completion by leaving ambiguous what I was agreeing to. They deliberately chose a time after office hours so they could be out of the loop.
I will never use their services again and would encourage others to do stay away.
House sale fail due to Agent mismanagement.
Unfortunately not a great experience with Bairstow In Kirbky-In-Ashfield. Of course they are very polite and all that, but I have to report that I believe they are responsible for a house sale falling through. What should of been a minor/nothing complaint from a neighbour was ignored for around a month despite them receiving daily phone calls and e-mails. Eventually when the pressure was too much for them to ignore they decided to contact the buyer in the closing stages rather than myself, which scared him off. I then had to chase up what was happening as they firstly ignored me and then denied knowledge of any complaint at all - acting as if i was bringing the news to them after I found out through the buyer coming to my home telling me it's off. The 'problem' could of easily be averted between me and the neighbour had I been told.
I'm sure it's just incompetence rather than malicious, but just be careful as they'll lie and pretend lack of knowledge on things rather than being honest and reactive.
They still had the audacity to charge me £190 to stop listing after I of course decided to use another agent. Very disappointing, but I'm sure some sales go through without a hitch.

L I sold a house and they over estimated the fees and tried to charge me 8 grand. They are dirty don’t touch them. They have very good lawyers as well that will play the game. Avoid this headache.

To all landlords leave them as soon as you can. These people don't listen to landlords. They done investigate. They only work to pass on cost to landlord. They dont care if the property is damaged or not been looked after. They even done care if tenant is in breach of tenancy agreement.
I have used Bairstow eves to manage my property
I have used Bairstow eves to manage my property for the last two years. However the deliverables that were set out when signing the agreement were not met, from increasing rent annually according to market rent, to making sure that licenses were in place throughout the two year let. I have both times went out and got the gas certification and then sent it over to them myself, this was a managed service and Ideally they should have provided this service if not a reminder at least.
3 months ago, I had asked for Bairstow eve to cancel my contract so I could manage the rental myself. After emails back and forth and now being ignored I am still being charged for an expensive service which I no longer want. I would not recommend the management service as it is pointless, collecting rent and their charges seems to be the only thing they are good at, which seems to be a centralised process rather than dependent on the branch it self.

If you're looking to sell your home, I would strongly advise against using Bairstow Eves Braintree.
After 8 weeks on the market, we had received just two viewings. When I raised concerns about the lack of interest and requested better communication, the correspondence actually became worse rather than improving.
Following viewings, there was virtually no feedback provided. Out of the two viewings we had, only two buyers gave any feedback at all regarding the property itself. It felt as though the property was simply sitting on the market waiting to be sold rather than Bairstow Eves actively trying to sell it.
The level of professionalism was also concerning. Incorrect information was provided regarding a potential extension, with viewers being told that previous planning permission had existed when this was not the case. There were even spelling mistakes in the online property listing, including "drivewat" instead of "driveway", which does not inspire confidence in the quality of the marketing.
Communication failures became a recurring issue. On one occasion, we received notice just 30 minutes before a scheduled viewing that the prospective buyer had cancelled three days earlier. As a family with two children under the age of three, we had already spent time tidying the house and left the property specifically for the viewing. The fact that nobody had informed us sooner was unacceptable.
The actual conduct of the viewings was equally disappointing. One viewing lasted only six minutes, suggesting very little conversation or engagement with the potential buyer. It became clear that very little information was being passed on about the property. During the most recent viewing, my mother-in-law was present and described the sales effort as virtually non-existent. In her words, the agent appeared to be there solely to open baby gates. The buyer was directing questions about the property to her rather than the agent, including questions about the driveway that had already been discussed with Bairstow Eves beforehand.
When concerns were raised with the branch manager, Jamie, about the lack of communication, poor marketing, inaccurate information, ineffective viewings and overall service, the response was simply, "What would you like me to do?" This was incredibly disappointing given the number of issues that had already been highlighted.
We were also misled regarding the contract terms. At the 8-week mark, we were told that we could leave after 12 weeks. However, when we contacted the branch again at 12 weeks, we were informed that a further 28 days' notice was required. This effectively tied us into a 4-month contract. Had we been told this clearly at 8 weeks when we specifically enquired, we could have made informed decisions. Instead, the situation felt dishonest and misleading.
One comment made to us was that "it's not about the amount of viewings, it's about getting the right people to view." However, we were never given any meaningful information about these supposed buyers. Who were they? What feedback did they provide? What interest did they show? We were simply left in the dark.
To summarise: two viewings in the first eight weeks, poor communication, inaccurate property information, cancelled viewings not communicated, minimal effort during viewings, spelling errors in marketing materials, and misleading information regarding contract terms. Throughout the process, it felt as though Bairstow Eves Braintree were waiting for a property to sell itself rather than actively working to secure a sale.
Based on our experience, they did not earn the commission they expected to receive from our property sale, and I would not recommend their services to anyone looking to sell their home.

He had also double booked the appointment, the entire booking was a bit of a disorganised mess. There was a fair bit he wasn’t aware of and generally wasn’t that helpful. The specifications I gave weren’t followed in the viewings. I was ignored when asked if I wanted a broker and my contact information was shared when I had asked for it not to.

Very bad at marketing
(Mansfield/Mansfield Woodhouse branch) Very bad at marketing, lengthy periods with no viewers. Twice Arranged viewings too far in advance meaning that potential buyers found another property in the intervening ten days or so. Only listed the property on one online platform when several others are available.
Out of desperation I used the lettings dept to let out the property for a few months, not forthcoming about charges and very bad at keeping in touch. They also allowed the tenants to show the property to potential buyers without attending themselves, I found this out by chance.
Tamworth branch - appalling service
When I moved into the rental property over 2years ago, the team were fantastic. When leaving, it was different staff and the experience was awful. The receptionist Nicole did not know what she was doing and although always polite, she couldn't answer any questions and let out giggles throughout calls, even when I was in distress. The Manager Ellis never returned any calls over a 6 week period and when she eventually responded on email, there was no apology. My deposit was delayed by 7 weeks since leaving property and a dispute had to be raised, despite the property being left in excellent condition. There was no accountability of the distress and financial impact caused and even when I asked why I had no response back despite leaving numerous messages, I had no response. I'm appalled by the service given at Tamworth branch and I would never consider using Bairstow Eves again.
