Dishonest communication and lack of transparency.

We had a deeply dishonest experience with Ramona at Bairstow Eves Coventry regarding our attempted purchase of 2 Little Fields. After our Level 3 Survey identified a dangerous, unsupported chimney stack, Ramona spent weeks pretending to be 'on our side' while navigating our concerns. In reality, it was a calculated 'double game' designed to keep us on the hook while the branch facilitated a backup buyer behind our backs.

Communication was opaque and manipulative. We were pressured to ignore serious structural defects and proceed at full price, only to find the property was marked 'Off Market' within minutes of our withdrawal—confirming we were being gazumped while Ramona played the supportive advisor.

Integrity is non-existent here. We have since moved our business to a professional local agent for a chain-free property in Earlsdon. If you value transparency and honest dealing, avoid this branch. They would rather hide structural flaws from unsuspecting buyers than conduct an ethical negotiation

Disappointing Move-Out Experience

My experience moving in was smooth, but I’d encourage anyone reading reviews to also consider what happens at the end of a tenancy.

In my case with the East Croydon branch, it took nearly a month after moving out and the landlord confirming a full deposit return for the payment to be processed. This required multiple follow-ups, calls, and chasing on my part. Communication was inconsistent, key information about what was required was not provided until much later, and there was little sense of ownership or accountability for the delay.

I chose not to leave a review at move-in, despite being asked, as I wanted to reflect the full tenancy experience. Having now completed the process, I can see that others have raised similar concerns around delays in deposit returns.

This was the worst part of my experience with the agency - while the move-in process was smooth, the handling of the move-out and deposit return was poor and unnecessarily frustrating.

Do not try and sell your property with…

Do not try and sell your property with the Dagenham Team they are so inexperienced and messy, they allowed 2 buyers of my property go because they told us they had a buyer. Took our property from the market and wasted months of our time. Completely delayed and messed up our sale caused us financial difficulties and when questioned about their methods they try to gaslight and manipulate. They are so defensive and can’t take any criticism. They are completely appalling. Do not use to sell!

Just sold my flat with Scott Lewis at…

Just sold my flat with Scott Lewis at the Stratford Office. He kept me updated regularly by email and made sure the property was secure when empty and awaiting the sale to go through. Whole process start to finish took about 4 months which is pretty quick for that part of London.

great service

Nicola was exceptionally reliable and attentive. Despite receiving several setbacks, our sale eventually went through very smoothly. i would be very happy to use their office again. very happy with the service! thanks!

Avoid Enfield office

Avoid Enfield office – Extremely Stressful Experience

My experience with Bairstow Eves Enfield has been frustrating and disappointing! Please go others agents. Once you sign the contract the dreadful journey starts! Avoid avoid!

Communication was very poor from the start. Repeated calls were ignored, emails went unanswered, and I was left chasing for updates for months with little to no response.

When I decided to cancel my contract, my requests were ignored multiple times, which made an already stressful situation even worse.

They also failed to renew my property listing on Zoopla for over a year, despite several requests—significantly impacting any chance of selling.
I would strongly recommend considering other agents.

Professional and committed

We couldn’t have hoped for a better estate agent than Bairstow Eves. We had top class service - professional, friendly, diligent and 100% committed. Jane Crosland guided us expertly through the process of selling our family home, gave brilliant advice and her experience in pricing and marketing were invaluable (and spot on). We were lucky to be in safe hands with Jane. Throughout Rob, Donna and Tom kept us fully updated on every step of the sale and took time to answer all our questions promptly. We were delighted with the outcome and would recommend Bairstow Eves to anyone looking for a successful, stress-free sale.

Joshua and Lewis - Bairstow Eve Sittingbourne

I’ve recently completed on my sale of a leasehold flat - I mainly dealt with Joshua Whalley and Lewis Wood and they were both absolutely superb! My solicitors were absolutely awful and the Sale took 7 months, the guys and Bairstow Eve Sittingbourne always reassured me, always went out of their way to help me and find answers and very kindly assisted when the Soliciors should have!

I’ve moved out of the area ans unsure whether they would be able to assist if/when I sell - but if they can, I would 100% use again and I cannot recommend enough!

Baistoweves Wanstead London…not professional

this review is for Wanstead London branch. They are not keen to sell the property they just need the property to be in their portfolio. I do not recommend if you are looking to sell to use this firm. I had my property for well over 4 months, ultimately I decided to take it off, still I had to give 1 month notice, even though I have already informed I have decided to remove, they don't even answer to the calls. so how can a potential buyer contact them. Even after giving them in writing 1 month notice still they didn't remove from advertising on rightmove. She calls and says to put it under Auction method. Seriously?
once they booked a viewing following a call from the headoffice, inquiring, that is without consulting me, I got an email saying that they have fixed a viewing for the next day. I wont recommend if you really want to sell the house this is not the firm. I went and ask to use the Eastham branch, no they didn't agree to move to Eastham branch neither they try to sell.. it's silly

Completed sale, thank you.

I have just completed the sale of my bungalow through the Hucknall branch. I found all the staff that I dealt with to be very friendly and happy to help with all my queries.
I would be very happy to recommend Bairstow Eves to both family and friends.

Being an overall national company the service has been a great start

Being an overall national company, the service i have received from the Witham Branch has been nothing but fantastic so far as in the starting stages. The credit goes to Lauren through her empathy into what is a very complex situation and has pulled the team together to make this an easy process. Her style of keeping you updated on the whole process is exceptional and ensures the correct people get involved with the understanding behind it.

Their auction method of selling is…

Their auction method of selling is impressive. Sold a property in approximately a month!
The staff at Woodford branch are impressively professional-all round.
From start to end it was easier than I thought,as this was the first time I had sold a place.
I am very happy to use them again.

Definitely find a better estate agent

A few weeks ago I received a telephone call from a young member of staff at Bairstow Eves. He asked me if I was interested in selling my property. I told him no. I had bought it through them funnily enough and had just spent four months renovating it. He suggested I have a valuation despite my saying I didn’t want to sell. Eventually I agreed because I thought it would be good to see what it was worth now it had been renovated. Two text messages and a long and detailed email confirming that the manager was looking forward to meeting me at my property later that week at 12:30. She didn’t turn up and when I telephoned, I was informed that it was a desktop valuation, despite the fact that I had a an email telling me the valuation would be at my property. Having dealt with them when I bought the property and having them not bothering to respond to my email to express my dissatisfaction that they hadn’t bothered to come and do the valuation, I would never ever deal with them again. I think they are a shabby organisation and there are much better estate agents to deal with.

Waste of time

Talk the talk and that’s about it. We are with Coventry city branch. The keys handed over 26.2.26. Still not advertised on rightmove or their own website We specifically said we want a quick sale. I spoke with Ryan Tuesday 10.3.26 who said it would be on both sites within 24/48 hours. This did not happen. I called again Friday 13th he said Trevor was busy so it would be Monday/Tuesday and I said this was not good enough He said he would call me back … no call. I lefts a message later the same day but again no response. I left a message Saturday and no response. It’s now Monday 11.26am and no response. So many other estate agents therefore I recommend you avoid these. We will be contacting other estate agents now as I am told we can add another agent so they had no competition to sell and now they may have. Also the house has been removed from their website and rightmove with no discussion. Just waiting on a call back for an explanation

Absolutely disgusting service

Absolutely disgusting service, they come across very professional when they value the house, but once its on the market the staff are unhelpful and take days to answer emails. The details were incorrect online as it was put live without us agreeing the details, the pictures were awful and the one thing we did make them change. There has been no effort to sell the house, only having one viewer in two months. Only to find out that the contract is for 4 months too, devastated. Stay away from this company.

Underhanded business practices and unbelievably poor customer service.

As a Landlord I signed up to Bairstoweve's "Full Management Service", their most expensive option. Thinking that it would obviously cover all the costs of managing the property for me. It did not.
Services that incur additional fees literally cover multiple pages and many of them are mandatory.

Don't sign with them, once they have you you're trapped.
After three years with them I got more free time in my life and decided to try managing the property myself and agreed this with the tenant, however I found out that I have to give the lettings agent 6 months notice even if this is after the contract I signed with them had expired (still not sure how I'd contractually have to do this with no contact in place). Also continuing with the same tenant myself would mean a 24 month commission charge to Bairstoweves even though they'd already been financially compensated for finding the tenant.

I've been informed that not resigning the 1 year tenancy agreement (this costs an additional £330) means nothing, and that it just converts into a rolling agreement and I'm still stuck in a contract with them, I could not find anywhere it states this in the agreement or the terms of business.

The Full Management Service includes "periodic inspections", they have conducted one of these in 3 years, apparently that's not them breaking contract despite it being stated in the contract and terms of business.

Customer service is horrendous, emails can go unanswered for weeks, if you call they pick up maybe 1 in 5 times, they wont have the answer to your question and will assure you of a call back later that day, not once in three years have I received that call back on the same day and half the time it will never come. The same goes for if they tell you they will email you information or a document, half the time you're not getting it. I'm currently waiting on a promised document, 2 email reponses and a call back all from days ago.

If you choose Bairstoweves they will trap you and then continually underperform, go with anyone else.

My question to Bairstoweves would be, how do you ever expect repeat business on these terms and with this service?

Excellent Service

I have just had an offer accepted on my first property, through Bairstow Eves, I live over 3 hours away from the property and I dealt with Ella @ Peterborough branch, she was so helpful, she was even messaging me whilst she was away on holiday, I asked so many questions and if she didn't know the answer, she went and found out. Would highly recommend Ella and her team

Dreadful communication all round

The level of communication from this company, in particular the Coventry branch, is appalling. Four times since the 4th of February I've phoned up about the same problem they haven't fixed yet, and I've been told someone will be in touch, but they haven't called back. And most times when I call, no one answers.
The level of service is astonishingly poor. If there are other options in the area, avoid Bairstow Eves.
