Dreadful end-of-tenancy experience
After leaving the property spotless, a significant portion of our deposit was deducted for questionable charges, including £7.50 for a toilet brush and replacing a desk that supposedly had only three legs (they had actually removed a supporting desk that was in the the original inventory).
When guarantors disputed the claims, Seekers refused to deal with them and insisted on communicating only with the inexperienced 20-year-old lead tenant, when other people who have rented with them had their guarantors dispute it, it was not all down to the lead tenant. Email responses took 3-5 days, and a phone call turned into a patronizing lecture rather than providing resolution.We were in communication Romana who with attempted to coerce agreement with the deductions through leading questions.
After about 3 months of back-and-forth, some success was achieved with the supervisor Amy, but the full resolution took another 1.5 months due to poor communication. The whole ordeal took 5 months to finally come to a slight agreement, but it seemed Seekers had just had enough and wanted to get rid of the hassle. The communication is unprofessional and patronizing.
If you rent with Seekers, photograph everything and document all issues in writing, or they won't accept deposit disputes, and don’t give up on the disputes, they will give in at some point. DO NOT RENT WITH THEM

I took over a tenancy in November 2024 and had to pay the original tenant 100% of the deposit straight back to her, no checks of the room were done by seekers. At the end of our tenancy, seekers had made some ridiculous claims against the standard of our property- after months of back and forth with discrepancies against their reasonings I’m only getting 50% of my deposit back! The vast majority of the reasons are untrue, over exaggerated or even from the previous tenant which I had told them multiple times!
As a house we are that tired of the length this has taken that we have decided to accept some of these claims otherwise we would never get any money back.
Their reasonings for taking money off our deposit are nothing but hysterical - and their communication with us is even worse. If you are a student in Newcastle I would recommend you avoid this estate agents at ALL costs. Only doing this to help other students not experience the same shambles our lead tenant has had to deal with for months on end - as they wouldn’t speak to the rest of us!
THE WORST
The worst landlord/letting agency I have ever dealt with in Newcastle upon Tyne. Their practices are deplorable, and they are despicable.
It took a long time to get essential repairs sorted — for example, we were left without hot water for an extended period despite reporting it IMMEDIATELY.
Staff often arrived at the property with no notice.
And worst of all, at the end of the tenancy, they attempted to withhold around 60% of our deposit, despite the fact that we had left the house in a far better state than when we moved in. We improved the garden and addressed several issues ourselves, but they still tried to charge us for things that were clearly pre-existing.
They are very clearly taking advantage of students’ lack of experience with renting in hopes of earning more money. I would not wish on my worst enemy to have to live in a property managed by Seekers.

Seekers property, formerly known as Walton Robinson, is the most careless, clueless company I have had the misfortune of renting with. It is currently the 24th of September which marks just shy of 2 months that
I have been left in the complete dark about deposit return. Over these past 2 months, myself and flatmates have been sent numerous petty emails promising communication and a resolution by a couple working days, in which no response would be provided and the cycle then continues. Seekers have no outright respect for their tenants, ESPECIALLY students, thinking they will be to undermined or shy to demand their money back. I dread to think how many other tenants are currently in the same position as us. Judging by other reviews, a lot. It seems the only way to progress with Seekers is by contacting TDS( which I have now done), or by leaving a scathing review In which they reply with a generic message to appear as though they are offering a resolution.
Al positive reviews are left by people viewing a property. I was told to do the same. This is to drown out all of the true negative reviews.
Considering it took them almost 2 months to replace a lightbulb, I have zero faith in their money handling skills hence why TDS have stepped in. Do not rent with seekers.

Our experience with Seekers has been…
Our experience with Seekers has been nothing short of appalling. They attempted to deduct over £1,400 from our deposit with unjustified charges, including fabricated costs and maintenance issues that were clearly not our responsibility. Thankfully, the TDS intervened and reduced their claim to just £480, exposing how inflated and baseless their deductions were.
Even worse, they withheld the undisputed portion of our deposit for over 7 months, despite no dispute being raised over that amount—completely unacceptable and unethical.
Maintenance was a constant nightmare:
We were left without a functioning bathroom for weeks after they removed it to fix a leak, then simply didn’t return to finish the job.
Maintenance entered our home over 11 times without any notice, violating our right to privacy and quiet enjoyment.
They carried out plastering and painting without informing us, turning up unannounced and coating our clothes and personal belongings in dust and debris. No warning, no consent, no apology.
Communication was consistently poor. They delayed responses for weeks, failed to provide clear information about the deposit process, and even attempted to fabricate tenancy agreement clauses when corresponding with the TDS—clauses we were able to prove we never signed.
To make matters worse, they are clearly manipulating their public reviews. Seekers ask students to leave 5-star reviews before they’ve even signed a tenancy agreement—often just after property viewings. This artificially inflates their ratings and misleads future tenants, many of whom haven’t yet experienced the reality of renting through them.
Avoid Seekers at all costs. Their behaviour is unprofessional, dishonest, and exploitative. I would give zero stars if that were an option

I have been with this company since August 2024. I paid up upfront almost £800 and I thought hiring these people they are meant to keep in touch with you. Well I haven't had one phone call unless I ring them. It's like they have took my money and run. I have had no viewings at all. They have told me I need to keep an eye on their website for information. Why if I'm paying them to do a job for me.

Worst student letting service in Newcastle wouldn’t pay back our deposit and tried to charge us £1200 for ‘redecoration’ eventually got most the deposit back via TDS 6 months later, use any other company these are the worst scammers.
Withholding our Deposit and Maintenance Issues
Like many others, Seekers tried to withhold our deposit longer than three months after the end of our tenancy. We filed a TDS claim after two months which they did not respond to. We finally had to send them a letter of intent to take them to court for them to transfer the deposit to TDS, but still have not had a proposal for deductions for “damages” which culminate in minor wall scuffs and dirty grout.
During our 2-year tenancy, we filed many maintenance issues which were never fixed (e.g. a broken extractor fan in a bathroom with no windows). The issues that they did “fix” took place in the week of our final exams and dissertation deadlines right before the end of our tenancy.
Poor communication from all agents, no clear property manager, deliberately obtuse.
Avoid!! Took almost 3 months to return small amount of deposit
Seekers took almost 3 months to return our deposit which they had deducted the majority for “redecorations”.
Barely any communication across the months.
Throughout our tenancy with them any problems we had it took a long time to sort, including a broken hoover which we raised at the beginning of the tenancy and never got sorted. The landlord began “redecorations” whilst we still lived there so we know it included new wallpaper etc that was not needed which we provided evidence for.
3 of the 5 tenants in our house moved out the previous year and got their full deposit back WITHOUT inspection yet ours was fully deducted.
The lead for our house switched twice, further adding to the total lack of communication the past 2 months which was also worsened by the fact they refuse to speak to anyone else who was paying them rent other than the lead tenant which I have never known elsewhere.
Shocking customer service skills and disgusting behaviour withholding deposits beyond the legal amount of time which is 1 month.
The company is that bad they had to change their name as the previous had such a negative reputation attached to it yet it seems they want it to follow them

This company is shockingly inept and my real rating is -10. My sons room is uninhabitable due to damp and Environmental Health are now involved. They do not give the tenants inventories nor do they do mandatory condition checks. The gas check said that a CO monitor was not applicable, despite being a legal requirement from 08/22. They respond to issues with platitudes at best, facilitating rogue landlords to allow students to live in sub standard properties because they are easy targets . Avoid this shockingly bad company at all costs . We shall be taking our complaint to the Ombudsman with the support of the council .

Do not use this company. They are literally a scam. They will do anything possible to not give you back your deposit. Charging us £400 for a deep clean when the house was cleaned very thoroughly. Charging £300 nearly for a repaint of the ceilings and walls for just per bedroom. And the stairwells. They attempted to charge us all for new mattresses and even sent in a photo of a dirty old mattress in my friends bedroom trying to say it was his . Luckily he had a picture of his mattress dated at the time of moving out so they soon dropped this when they realised what they had done was probably illegal. They are trying to drag out the process of disputing the deposit until the protection scheme runs out by not replying to emails. Which is exactly what they did to my friend and they were offered back £30 between them and still didn’t even get it. Absolutely did company. Changed their name because of awful reviews and are still receiving them. They now blatantly write their own reviews as they have increased from one star to 4 and none of the new reviews mention anything about anyone having actually secured a property and had a good experience. We rented a property from Sept 2022-2023.
Straight off the bat, we had problems with heating, mould, damp and excessive damage to the property. It was filthy and many things in the property weren't working, including the fridge and several windows, and the entire heating. They took over a month to repair our heating, leaving us cold and shivering in the cold winter. Four tenants had to share a single small fridge until they finally replaced it.
There was so much water damage that they refused to fix, along with faulty plumbing, until eventually the ceiling of the downstairs bedroom collapsed and could have KILLED the tenant inside if they were not out at the time.
After we moved out, it took Seekers almost THREE MONTHS to tell us that we were not receiving our deposit, and on top of that, they were attempting to charge us over £300 for 'additional expenses." This is despite us emailing them non stop throughout the tenancy for issues that were occurring BEFORE we moved in.
We learned upon contacting Tenancy Deposit Scheme directly that they were attempting to dodge the three month deadline for claims, and we immediately opened a dispute. After a month of providing evidence and writing a thorough report countering their RIDICULOUS claims, we were finally awarded almost all of our deposit back.
DO NOT RENT WITH THEM. AVOID AT ALL COSTS.
If you are currently renting, make sure you take THOROUGH screenshots of emails, photos of the property and full videos of cleanliness at the end. After that, if they don't respond to you, EMAIL TDS IMMEDIATELY. I would hate to see anyone go through the stress we had to experience.

Dreadful experience from a very poor agent…
My daughter and her student friends rented a house off these people last year. Their service was shocking.. in fact they changed their name half way through the tenancy, (previously Walton Robinson) because their reviews were so poor I think. The girls constantly complained about problems in the house and the agent either ignored it or were very very tardy in response. At one point they even painted windows shut that should have been used as fire escapes.
At the end of the tenancy they put in ludicrous levels of claim on the deposit for a house that was left in immaculate condition, I know because I cleaned it myself. It was disputed with the DPS and the vast majority of their claims were thrown out. The only money they could claim was were we had no prior photos.
My advice would be do not use this agent under any circumstances ( there are plenty of better ones locally apparently) .. if you do use them photograph every single thing as you move in and note it on the moving in paperwork, every speck of dust and every scratch. They will claim for example that it had been freshly painted .. unlikely .. they are not competent or trustworthy. Therefore do not trust them on anything. Document everything, because they have a very high turnover of staff, one assumes because they are a poor employer also, and nobody can recall anything and blame whomever has left.
