AVOID ROMANS WINDSOR
If you value fair treatment, transparency and professionalism, I would strongly recommend looking elsewhere.
My experience with Romans Windsor was poor from shortly after moving into the property and deteriorated further throughout the tenancy, culminating in an exhausting and frustrating check-out process.
GARAGE ISSUE FROM THE START
When I moved into the property in October, the garage was in a poor condition and appeared not to have been cleaned in years.
More concerningly, the garage contained a substantial quantity of the landlord's belongings, including wardrobes, furniture and boxes of materials for the landlord's new home.
These items remained there until mid December.
For over two months of my tenancy, I was unable to properly use part of the property that I was paying for.
CHECK-OUT PROCESS
The check-out report was completed to a vastly higher level of detail than the check-in inventory.
Despite this, deductions were pursued for items that were:
• Already present at the start of the tenancy
• Recorded in the check-in inventory
• Insufficiently evidenced at check-out
One example was being asked to pay for the removal of two large carpet offcuts despite the check-in inventory specifically recording "2 x large carpet off cuts" as being present when I moved into the property.
I accepted responsibility for a number of items and made repeated attempts to reach a reasonable settlement. However, many responses simply repeated that the landlord believed the charges were valid rather than addressing the evidence submitted.
CONTRADICTORY INFORMATION
I was initially told adjudication would cost:
**£200 INCLUDING VAT**
I was later told adjudication would cost:
**£220 PLUS VAT**
When I asked where these figures came from, what contractual clause they were based on and how they aligned with the documentation supplied to me, I never received a proper answer and my questions were simply ignored.
DEALING WITH THE PROPERTY MANAGER
My dealings with her were consistently difficult.
Straightforward questions required repeated follow-ups.
Requests for clarification were ignored.
Important questions went unanswered.
Obtaining clear information often felt harder than it should have been.
THE GARDEN WAS LEFT IN BETTER CONDITION
What makes this even more frustrating is that the property, particularly the garden, was left in a significantly better condition than when I moved in.
Considerable time and effort was invested in improving and maintaining the outdoor areas throughout the tenancy. Despite this, the focus at check-out appeared to be on identifying minor issues and pursuing deductions rather than assessing the property as a whole.
ADVICE TO FUTURE TENANTS
Document absolutely everything.
Most importantly, insist on being present during both the check-in inventory and the check-out inspection wherever possible.
Do not simply accept the inventory report without reviewing it carefully.
Challenge any omissions, inaccuracies or vague descriptions immediately.
Take photographs and videos when you move in.
Take photographs and videos when you move out.
Photograph every room, wall, door, window, appliance, carpet, garden area and item listed on the inventory.
Keep copies of all correspondence and reports.
Retain all evidence until every aspect of the tenancy has been formally concluded.
Based on my experience, detailed photographic evidence and attendance at both the check-in and check-out inspections are essential.
FINAL THOUGHTS
I accepted responsibility where claims were justified.
What I do not accept is:
• Being asked to pay for items already documented at check-in
• Being presented with contradictory information
• Having legitimate questions ignored
• Being expected to accept claims that were not properly supported by the evidence
• Paying for parts of a property whilst not having full use of them
Based on my experience, I would not rent through Romans Windsor again and would not recommend them to prospective tenants.

Lovely people at Romans in Windsor...
Romans in Windsor... what a lovely group of people. I've been renting via Romans for the past three years, and have now moved to a purchased property using the very same agent, albeit the sales team rather than the lettings team.
Everyone in the Windsor branch has been lovely. Sam Morton leading the lettings team has been great, and all members of her team I have dealt with have been equally good.
Day to day, dealings were with Kim Stockley, an absolute pleasure to deal with. Nothing is too much trouble, no question too stupid. Everything dealt with in a friendly and professional manner.
Purchasing has also been a breeze, with Milly Sparks leading my search in Carl Atkinson's team. Attentive and helpful every step of the way, and always available very quickly when needed.

Kim Stockley Romans
Kim Stockley has been my property manager for the past five years. She is extremely professional kind and informative keeping me up to date with everything. My property is fully managed and it’s a very seamless rental due to Kim’s expertise and experience. All the team at Romans are amazing nothing is to much trouble and thanks to Kim and Sam the letting manager who is also absolutely amazing I have let my property out again after my tenant gave her notice. Another discriminating estate agent
Another discriminating estate agent who aim their rental property adverts at the working class only. They're currently advertising a one bedroom detached house on Osborne Mews, Windsor, SL4 for £1,750 and they're stipulating to me in their property description that a potential tenant must have an income of £54,600. Now, given my calculation, if I was to pay 12 months rent, that would equal £21,000 which is £33,600 less than the £54,600 Romans demand! How is somebody dictating to me how they think all my other outgoing costs are going to equal £33,600!? Romans know full well anybody registered disabled isn't going to be earning £54,600 so yet again another advert aimed at the working class and further discrimination by another estate agent. Stupidity at it's best. Of course, Romans defence story to get them off the hook will be "we don't set this policy, a third party referencing company does" yes, maybe so but it's Romans who opt to have a referencing company to vet their potential tenants where other referrencing companies will have less harsher criterias dictating where somebody vulnerable can and can't live so the majority of the blame is on Romans and from now on every estate agent I see doing this will be exposed. I hope Romans end up going out of business.

My partner and I have been tenants at the same property for four years that is and has always been managed by Romans. Kim, our property manager, is due a shout out for the hours she puts in to looking after our flat, tenancy and rights since she took over our tenancy. It feels as though Kim ensures our landlord and ourselves are well informed, looked after, heard and reasonable. Whilst there have been a few maintenance issues over the years with one particular issue persisting, Kim has made us feel like resolving it is a priority (as I expect she does for everyone when it is a legal requirement to have said issue rectified, which it is in our case) and although it must be arduous and repetitive she’s professional, persistent and stays in contact. I have no doubt that she has a fair and decisive approach to her work (but she’s also a good crack on the phone).

Fantastic Property Manager
We are lucky to have a great property manager as tenants. Kim Stockley (Senior Property Manager) is so helpful and supportive when we have needed to contact her or report any issues. I find her responsive via email, but she has also always been happy to have a phone call when needed. I greatly appreciate when Kim has taken some extra time to explain things to me thoroughly and/or offer reassurance when I've needed it. We have had a few property managers over the years, and she stands out for her efficiency, and her caring and friendly manner.
