I had a good overall experience with…

I had a good overall experience with Portico Ilford. When I first rented the flat, I faced some trouble with the person handling the initial paperwork — he told me I would get the keys in three weeks, but after waiting that long, it was delayed by another month. However, once everything was sorted, my experience during the tenancy was excellent.
The Property Manager, Sumaiya Islam, was extremely professional and supportive throughout the year. She handled all matters promptly and made the moving-out process smooth and stress-free. Her help and communication made a big difference.
Overall, despite the rocky start, I’m very satisfied with the service — especially thanks to Sumaiya’s great management.

If there was 0 stars I would give

If there was 0 stars I would give! Mould and Damp everywhere and when you complain they give you a eviction notice!! Please use another agency! The workers swear at you, the one who answers the phone in the office, make racist and swearing comments and nothing even happened to her. They take forever to reply to emails and they DO NO REPAIRS THEY JUST COVER THEM UP. Please do not live at 123 Bevan Avenue as it is infested with Mould. Also Samiya who is the property manager person- absolutely useless. Had to go barking and dagenham council because they kept messing me around with repairs. And they just start emailing me saying pay them money?! When rent has been paid and they evicted me and they want me to pay for the damp that was already there!!!

**Review of Portico Agency- very unprofessional

**Review of Portico Agency: Disappointing and Unprofessional Service**

I regret to say that our experience with Portico Agency has been extremely poor and unprofessional. We've been dealing with an ongoing issue for months regarding our washing machine, which has been out of order for far too long. Despite repeated requests and follow-ups, there's been little to no progress.

Our property manager, Sumaiya, assured us that the landlord had been chased multiple times to resolve the issue, yet there has been no response or action taken. It's frustrating to feel like we're caught in the middle with no clear communication or resolution in sight.

The old washing machine was left with wiring cut by an engineer and left on the kitchen floor for days. This is an extreme health and safety hazard that should have been addressed immediately.

We were told that a new washing machine would be installed. However, we were not provided with any specific time slots, just a vague window between 3-7 PM. This was incredibly inconvenient, especially with so much shopping to do in preparation for our upcoming wedding functions. Despite our efforts to accommodate their schedule, the washing machine never arrived.

When we followed up with Sumaiya that evening, we received a disappointing response—a mere screenshot of a text from the engineer canceling the appointment hours earlier. To add insult to injury, we were informed of the cancellation much later that night, long after we had wasted our time waiting.

This lack of communication and disregard for our time has been unacceptable. Portico Agency has failed to provide the basic level of service expected, leaving us frustrated and without a functioning washing machine for months. They can multiple reminders and warnings about paying the rent but could not prioritise residents needs despite the health and safety issues mentioned. We cannot recommend their services based on our experience.

Never ever go to them.....

Dealing with them traumatized me and my family. They are very unprofessional. It was hectic two months for us. They have breached the contract, effectively rendering us homeless with our 1 year old baby. Never ever go to them.....

Smooth process! Great agents :)

Daniel Antenyi was amazing, we had our first viewing with him and he was so friendly, polite and helpful. Took extra care to ensure all our questions regarding the property were promptly and accurately answered. We viewed the property 3 times or so and always came with a huge smile. The overall buying process with Portico was pretty smooth and Tara Chamberlain (move manager) always gave us updates.

Best estate agents I’ve ever used

Sasha and his team have been excellent - from the valuation of our property to the exchange of contracts. Through their network of potential buyers, they had organised 12 viewings and we sold our house within a week. They have been at our side every step of the selling process. I would not hesitate to recommend them.

Professional-Caring-Efficient

I have had a very good experience with the Portico Property Manager Sumaiya Islam.
On 07thof November 2023 we report house boiler failure at 07am in the morning .
At 09.am I have had a call and email from Property Manager Sumaiya Islam about the plumber engineer visit at 12.00 pm
At 1.00 pm we have had a new email from Sumaiya saying that the boiler will be replaced on Thursday 09th
of November.
The boiler was installed completed as we had been informed by Property Manager Sumaiya Islam.

Appalling

Appalling. Landlords Beware

I have never encountered such a lack of care and responsibility in any dealings with real estate agents as I have wth the renewal department with Portico.

This review is purely on the renewal department.

The main issue we have had is with the renewal department which is appalling.
No response to emails or phone calls.

Failure to manage rental increases.

Failure to manage termination notice process.

These guys are incompetent and unprofessional. There is no oversight at a management level and continued lack of response to emails and phone calls.

They are a liability.

The sale was complex and complicated

The sale was complex and complicated. It spread out over two years, whereby buyers were ill and dropped out, or buyers fell away for other technical reasons. The guys were totally professional and persevered. 100% top marks to Samuel, Densel, and finally assisted by Irene. I would recommend these guys without a doubt.

Honestly the most unprofessional estate…

Honestly the most unprofessional estate agency (ilford branch). They do not respond to emails, calls, or any form of communication. It takes months to chase them up for things that can be resolved in a couple of hours.

It blows my mind how they do not even return calls back they are usually sat in the office doing nothing most of the day! I see them when i drive past. I am getting tired of having to chase them up for things!

They need to start getting things into order. I've had better experiences with other agencies that are less known!

Property management and eventual sale

The five stars tell their own story. I don't for a moment regret contracting the management and eventual sale of my property to Portico (Forest Gate and then Ilford offices).

Densel has been very professional…

Densel has been very professional throughout the process, He has very good knowledge of the local area, which helped when selling our house. He has always communicated through each stage and was prompt when answering any of our questions even on his days off. Approachable and get the job done attitude which is what you need especially in the current housing climate.

Will definitely recommend to friends and family!

This company is irrensponsible to its customers ,because they take money on the holding deposit after which you send a contract by e-mail such as that you can move to the proposed date , but when you get the time to move appear that will problems that will not allow you to rent the property ,and when you ask them for money back , they tell you that money does not return ,but before giving money ,I was not told this , hesitate this company for rent .

This discriminant racist rental estate

This discriminant racist rental estate, is corrupt, their immature staff should be avoided, extremely unprofessional!
While searching for flats, the jerks insulted me for my age, selectively picked hell holes to rent, its clear they hate asians, despite the mayor being asian, its selective discrimination

Their also a rip off their agency fee is extortionate like everything in London

They get your money and instead of helping they are wasting your time and leave you without money and property. the manager from Ilford refused to provide contact for complaining or contact for head office.
I wish they enjoy this money for this Christmas as I will consider as giving for charity.

Kieran Downey is always a good help and…

Kieran Downey is always a good help and very efficient to respond. He always sort out the problems regarding heating appliances and all very quickly. We’re Tenant of portico since last 7 years and never had any complaints. They look after the tenants in a very good manner.
