Currently having an awful experience with Portico Battersea Square.
I have rented my current property since May 2021 and notified Portico of my request to process a change of tenant on the 9th of October. The landlord confirmed his agreement to this.
Portico are refusing to progress the change of tenant on the basis that the property does not have a HMO license, putting me in a position where I am unable to exit the tenancy despite the landlord's agreement and the precedent set by previous changeovers, the most recent of which was only last month (September 2025).
The relevant Lambeth licensing requirements have been in place since December 2021, meaning we have been living / renewing our lease on the property for 4 years without a license.
The extremely rude manager has consistently denied any responsibility, despite receiving an update 2 weeks ago saying that “the landlord gave the ok for the Fire Risk Assessment needed for the license application – our licensing team will be in touch with you asap to book one.” I have heard nothing since and the issue is still outstanding - leaving me trapped in my tenancy agreement.
I will be escalating via the council and property ombudsman.

A week before moving in, they lost us the flat!
We unfortunately had a terrible experience with Portico. We had a 3 bedroom flat in Battersea secured with them (holding deposit paid etc). We were mean't to move into the flat the week after, and my housemate was starting a new job in the city 5 days a week in the office so it was important that we moved in on those timescales. A week before our move in date, we get a call back from our agent saying other tenants have bid higher, even though we has secured the place and housing deposit was paid. We tried to bid higher but with no avail. We were then left with a week to find a new place and also they kept our holding deposit for over 2 weeks so we didn't have this money to go towards a new flat. Please be careful with this estate agents!

Even 1* is too generous for Portico. I initially wrote multiple paragraphs detailing their continuous incompetencies and failings throughout my 5 year tenancy, but I will just say this- I cannot stress enough how nothing is ever easy or straightforward with this company. Their lack of respect and complete disregard towards my flatmates and I was astounding at times, and I dreaded having to try and communicate with them anytime the need arose. If you are looking to rent, l implore you to look elsewhere.
Portico- please do not reply to this with another automated 'sorry to hear this' response as you have with other 1* reviews. It highlights your incompetence further.

Firstly they made it compulsory we take out tenant content insurance (8x more expensive than competitors) through their sister company or the offer couldn’t be considered. Secondly, they told us we must take it out for each person named in the property! Not how contents insurance works.
All very illegal, but as others experience you have little choice but to use the exploitative companies.

My experience with Portico Battersea revealed concerning discriminatory practices in their property viewing process. Letting agent Laura Gomes demonstrated inappropriate and potentially discriminatory behavior during what should have been a simple property viewing inquiry. Despite this being a preliminary stage where financial vetting would be premature, the agent initiated intensive questioning and suspicion about my financial status and professional identity.
What makes this particularly troubling is the agent's reaction to my professional profile. As a young Asian woman who happens to be a Founder/CEO of a social venture and affiliated with prestigious institutions, I encountered immediate skepticism and suspicion. In a gesture of professional courtesy (though not required at this early viewing inquiry stage), I provided my LinkedIn profile for verification. However, rather than alleviating concerns, this seemed to intensify the agent's discriminatory behaviour.
The discrimination became explicit when the agent said I was 'unable to provide clarity' on my professional identity as grounds for refusing to arrange viewings - despite my verified credentials and institutional affiliations which I so generously provided. This occurred at an inappropriately early stage, before I had even viewed any properties or expressed interest in a specific unit. I wasn't even in love with the property units on offer, I was merely giving them a chance. To put this in perspective: this would be akin to a restaurant demanding proof of income before allowing someone to view their menu.
Most concerning was how the agent's behavior shifted after reviewing my LinkedIn profile, which revealed my appearance and background. And when I confronted her in a polite, professional tone, all communication abruptly ceased. This was a clear case of 'ghosting' that, in the context of the previous interactions, suggests discriminatory intent. I reiterate that when confronted about this entire inappropriate pre-viewing scrutiny, no explanation was provided.
This conduct raises serious concerns under the UK Equality Act 2010, particularly regarding equitable access to housing services. The combination of premature financial vetting, discriminatory gatekeeping based on protected characteristics, and complete withdrawal of professional communication suggests a pattern of prejudicial screening practices that warrant attention from regulatory authorities.
For potential clients, especially those from diverse backgrounds or with non-traditional professional profiles, this experience serves as a concerning indicator of potential discriminatory practices at Portico Battersea.

Worst estate agents i have ever come accross. Staff is totally incompentent at their jobs, ended up fighting over non existent contractual clauses resulting in excessive delays and unnecessary stress.

I am an ex tenant of the apartment where I do not live anymore, but Portico has keeping my name on the contract still, over one month after my Contract has been ended, as due to their poor performance and lack of internal discussions, the contract for the new tenant is not made yet, as they started to do so too late, and had too many mistakes during the process (every email and contract had wrong information it them). I am suffering mental and financial burden due to their incompetency, and the worst part is that, apparently, I don't have any say in regards with this breech of contract (where they are still using my name even though I have said multiple times that I want it to be removed, and as the contract was finished on the 14th of November - today is 17th of December, and my name is still on that contract, even though I do not live at that property since the 14th of November).
