I booked the BnBNova Modern 1 Bedroom flat in Covent Garden at Flat 5, 2 Exchange Court, London because it was in a good location, BUT the property was unsafe and misrepresented:
❌ Cockroach infestation
❌ Mold and water damage in several rooms
❌ Fridge with large ice buildup
❌ Advertised washer + dryer — only a washer
👉 The original listing has since been taken down and changed by the property manager to hide the original false advertising. But I have emails + video proof from the property manager that the flat came with a combo washer/dryer.
This nightmare cost me thousands of GBP + hotel costs, yet the property management offered no refund or relocation. The same property managers and their “Reservation Teams” operate under W International, City Apartment Stays, Bnb Novastay and Vacation Rentals so far - there appears to be a pattern of misleading and unsafe rentals managed by these property managers.
I strongly would not recommend the flat and it’s property management. I reiterate, this flat was infested with cockroaches, mold throughout, and misrepresented amenities (no dryer as advertised). Management failed to resolve issues immediately. It took 12 hours before BnB Nova and Vacation Rentals got back with me when I first reported the unsafe and misrepresented amenities. I was forced to find safe accommodations on my own each night The property management tried delaying resolution by asking for photos I already sent them and put the burden back on me to determine the cleanliness, mold-free and pest free condition for this rental unit. Several days later, there was still evidence of a cockroach infestation and there was no way my family with a baby was staying in an unsafe property. Even though I never stayed at this unsafe property, Vacation Rentals
is falsely claiming that I did. Property also advertises it’s for families on booking.com. The flat is directly over a very busy and noisy pub that was extremely noisy during the day and after walking by at night, the noise level was still very high. With the evidence of cockroach infestation along with water damage and mold, this most definitely is not safe for adults, let alone small children.
This property is Not recommended and beware of any property with the listed property management companies above. Vacation Rentals is apparently the newest name they are using.

It's awful. It turns a wonderful trip into a sour experience thanks to these crooks. We have tried since May to get our deposits back - we receive emails like "we apologize for the inconvenience and you can expect a refund in 3-5 business days" - that was over 2 months ago... BE CAREFUL! Do NOT give them a damage deposit (they also tried to say that we had damaged their wall! Thank goodness my husband had video confirming their lies).

BNB Nova knowingly rented me an apartment that was dangerous, unfit for living, and in clear violation of French law. The property had serious health and safety risks: scaffolding directly outside the bedroom window with no security, no ventilation during a heatwave, filthy conditions, and multiple habitability breaches.
I immediately raised my concerns. Shockingly, BNB Nova admitted in writing that the apartment did not meet health or safety standards – yet they still refused a refund, hiding behind their so-called “policy.” Let me be clear: company policies do not override French law, which requires all rentals to meet minimum standards of decency and safety (Article 6, Law of 6 July 1989).
Their response? If I left the dangerous apartment, I’d forfeit my money. I had to pay for another place out of pocket. Imagine if I couldn't afford to—forced to choose between safety and shelter.
This company is reckless, unethical, and operating outside the law. I’ve reported them to Booking.com, the EU ODR platform, the French authorities, and my bank. Others should do the same.
BNB Nova should not be allowed to rent properties. Stay far away.

First they asked for CASH when "late checkout" (with a different price on Airbnb and Booking) + caution that it will take time to get it back through 2 intermediaries (first time that the amount is not only BLOCKED in case of damages)

Booked a London apartment after reading the first few ‘exceptional’ reviews giving it a 10. I’ve since read all 30+ mostly complaining about deposit being stolen. Having said that all negative reviews have now been removed and a previous exceptional review has been reposted to top of the list. Didn’t read the small print advising a £600 damages deposit was payable. All my queries went unanswered until 24 hours before arrival when I received a link to pay deposit and advised i would then be given instructions to collect keys. Flat didn’t disappoint I feel sorry for the owner. It’s the property management agency who are the crooks! I’ve now logged a complaint with bookingcom and would like to see this property and all other properties managed by this agency removed from their website.

Same as everyone else here: Booked a stay through Booking.com, payed the damage deposit and the actual cost for the stay via Swikly and I am not getting my deposit back. I contacted CityApartmentStay via various means: Email, Booking, WhatsApp. At first, they claimed to pay back the deposit within 14 days - of course, nothing happened.
I reached out to Booking customer service - they are handling the process now, because the payment links and the messages by CityApartmentStay about the damage deposit were all in the Booking messages thread. And they will likely also reimburse me if CityApartmentStay does not respond to the process in due time.
My deposit was not returned
Rented an apartment in Paris from 21st to 24th September and deposited €600 upon request.
The deposited amount has not been returned to me. I receive no reaction from the company, despite several reminders.
Fraud
I got same experience. Cityapartmentstay (registered in Malta) is a subsidiary of Upperkey. Those are all crooks. They will never pay you what was negotiated. Upperkey will offer to work with a commission of generally 25% but will sublease to Cityapartmentstay with a higher commission. Owner's part will be then calculated based on revenues of...? As a owner you will never know the global revenues and you will be paid at best 40% of what was negotiated. And when it comes to taxes paid to local gouvernement.....Malta....

Sadly there is no option for NO STARS. Paid €600 deposit for an apartment in Paris. On 18-23 July. It’s now the 21 Agust- so nearly one month - and still the deposit has not been returned. Meant to be returned after 14 days. Disgusting. I’ll never book anything from Cityapartmentstay. No communicaton via email, WhatsApp or phone.
