Price Increases, No Improvements: What Locators Should Know
I’ve been a Smart Apartment Data user for years, and the only reason I continue using this platform is because, unfortunately, it is the only tool available to apartment locators. That lack of competition shows in the quality, accuracy, and support.
Despite increasing their pricing, Smart Apartment Data has not improved the platform in any meaningful way. The data is still inaccurate, outdated, and unreliable. We still have to call properties manually every single day to verify pricing, availability, and specials because what is shown on the website is simply not correct, even though the platform claims it is.
Customer support is another major issue. They have one representative handling all incoming calls, which means calls rarely get answered. Meanwhile, we have clients waiting for lists, and we’re left without the information we need to do our jobs. Email support is no better. For a company charging premium rates, they need to hire more reps.
The platform also enforces usage limits that are not clearly disclosed. Even if you pay for a full month, your access can be cut off early if you up to 2 weeks early if you “reach your limit,” and the only solution they offer is locking you out of your account until you upgrade to a more expensive plan which is $66 /month. This feels less like a fair business model and more like a forced upsell.
On top of that, basic features are locked behind Professional Mode, including something as simple as editing your signature, community email address to make sure they recieve your client guest card. Which can be a huge issue when it comes to payout. Starter Mode and Professional Mode are completely irrelevant to each other and offer no real functional improvement. The separation feels arbitrary and unnecessary, especially when the platform itself has not evolved to justify the price increases.
Smart Apartment Data is a powerful concept, but the execution, transparency, and support fall far below industry expectations. Anyone considering this platform should be fully aware of these limitations before committing.
