Belton, Missouri location

We have a unit at the Belton, MO facility and are very pleased with literally every detail there. The appearance, site cleanliness, and office area are exceptional as compared to some other facilities we have used in the past. The site manager, Josh has been extremely helpful when i have had questions of any type. He is very responsive and has a great attitude. I enjoy seeing him if I happen to run across him when I go over. I highly recommend this business in Belton, MO.

Mileading promise and no transparency

I rented a storage unit here at 10053 Lake Underhill Rd, Orlando, FL 32825, during a Halloween promotion and was told repeatedly that my rate would never increase. Just two days later, I received a call saying the rent would go up next month. I asked for clarification several times at sign-up, so this feels misleading. I hope management honors what was promised — disappointing experience.

I emptied the warehouse to put awaread contract top to bottom or you will be kicked outy…

I emptied the warehouse to put away different materials and went to get the material to put in, and surprisingly, I found my account closed. The pad screen no longer recognizes the access code. I called for information, and the answer was this:
It's contractual. If the manager sees a storage unit without locks, the contract is terminated.
No warning of closure, a phone call, a text, nothing?
Now they left me on the road with my van full of stuff, and I have to go around looking for another storage unit to rent.
The month was paid with 10 days left on the contract, and there's no refund for the unused days, but they can rent the storage unit again.
Can you tell me if this is a good service?

Steep price increases and unfair refund policy

The company provides a clean, secure place to store items. However, I do feel their pricing increases exorbitantly over time. My husband rented his space for 17 years and when I finally closed his account, for the exact same kind of unit. we were paying well over twice the introductory price being offered when I closed it. I also think they need to prorate refunds. We closed his unit on the 5th of the month but their company policy does not allow for a refund of unused rent which had already been paid. I do not think that is a fair policy. At the time we began renting the unit, the facility was owned by another company and was later sold to Public Storage.

This message is rodent approved

Have been with them for 3 yrs, had on-site manager, then went to automated.
Have spoken personally with other renters and to corporate. Unless you want everything you own destroyed by rats, do not go here..literally everything we owned is destroyed and all they can say is file insurance, but then they added a verman clause. Worse place ever even though monthly fees constantly went up. Was up to 292.00 a month

Buyer Beware!!

I called their Customer Service dept to get some information about renting 2 units. The girl I spoke with was very nice and explained that since I was getting 2 units, I would receive the 2nd month free on both units. In addition, she told me I would only have to pay 1 admin charge of $29.00. She then said my move in cost would be $143.00. When I went down to the location, none of that was true! I was told that I would receive only 1 month free and I had to pay the $29.00 fee on each unit. Then I was told there was a $9.71 tax due because it was a car and I also was being charged $21.50 for Insurance as well. He kept telling me that he would take off the Insurance since I had my car insured. However, he wanted me to sign the paperwork at $158.00 agreeing to pay the Insurance and he would give it back to me! Well, I'm not stupid and I won't do business that way!

At this point I became a little upset because I'd been lied to by everyone I spoke with from the very start! This turned out to be a total scam!

BUYER BEWARE!! They kept adding on fees that were not disclosed telling me to go ahead and sign the agreement and they'd refund my money!

Public Storage doesn’t care about their customers

As someone who is affected by the current government shutdown. I contacted them regarding the current status and that my October bill would not be paid due to lapse of funds. I also inquired if there was anything that can be done regarding deferring payment or even a partial payment. I was informed there is nothing that can be done and that my unit could be going to audition and lien fees could be added.

When I informed them of the situation and even had my letter of verification informing of me being affected by the shutdown I was again provided with “textbook answers”.

Public Storage doesn’t care about the customers and are willing to seize your property even if your paycheck is held to due to things beyond our control.

Once this shutdown resumes, I for sure will be moving my items out and going to a competitor.

Public Storage does NOT care about the…

Public Storage does NOT care about the customer at all. Their billing is set up to benefit the corporation. They wanted to charge me an entire month for one day. Takes forever to get someone live on the phone. They wouldn't allow me to speak to a manager.
They bill an extra $20 a month for insurance that is mandatory. Don't ever rent from this huge corporation. They are greedy and only out for themselves.

Public Storage East Avenue Rochester NY

I recently left some things outside my storage unit E142 in East Avenue, Rochester, NY. I communicated with Kayla the manager that I needed a dumpster, I'm a disabled military USAF veteran. I took my lock and my unit was clean and empty. Some things were left downstairs on the first floor. Kayla moved my few garbage -wanting things back in my unit and put a new lock on. This is now a matter of legal principles and indicative of the poor customer service I have repeatingly gotten which included the elevator not working for weeks several times. I even offered to pay Kayla to remove the few things there, but she told me 'her dumpster is full'.

I'm frustrated and will resolve this matter to my satisfaction legally and will not be treated in this manner.

Ridiculous Price Increases

Does not offer climate controlled units. Yet, they have increased the price for a 10x15 unit from $145 to $220 over the last 9 months. The first price increase was in February 2025 $145 to $175. I recently received a notice that November 2025’s rent is going to $220. If you’d like to speak to your property manager, good luck getting them on the phone, or any human for that matter. I’ve called multiple times over numerous days and left voice mail, to no avail. I had to google search contact corporate to even get a person on the phone, because when you call the local number it only sends you to a person if you’re inquiring about renting a space or to contact the property manager (who doesn’t answer). The nice person on the phone, when I called corporate, offered to drop the price from $220 to $196, which is still $20 more than what I’m currently paying. Total scam for a non climate controlled unit. Apparently they are known for this, as there are Reddit forums about it. I should have done more research before I we t with them. Hopefully this helps someone else avoid this place! Side note, there is no person on site either, when you go to rent the space it’s all done through a kiosk. So if you don’t like being able to speak with a person, this is your spot!

Be forewarned choosing Public Storage

Be forewarned choosing Public Storage. (1) They ratchet up their monthly rates at a dizzying pace, certainly at a higher percentage than any of their customers get annually. (2) If you choose a ‘climate controlled’ unit, expect a norm of 80 degrees and 75% humidity in those units in the summer. I can’t replace Damp Rid in my unit fast enough to keep up with the excess humidity.
Good competition will change this.
Nice people work there; but the back office doesn’t respect their customers.

People read your contact

People read your contact! They have a twenty -nine administration fee that is non- refundable so if you cancel the storage unit because you don't need it and they took the full amount from my account the day I reserved it for the following week! They keep your that $29 fee and the rest is returned to you! Why are you keeping people money if they change their mind about getting the unit.

Robbed by criminals and then mandatory insurance

My unit was broken into and everything of value stolen. I was 900 mikes away and they said I had to come in to see if anything was stolen....They did not file a police report and took forever to repair the doors. Then I had to deal with their insurance company. I had to find receipts for every single thing, fill out a mandatory uneditable form online and it took months to get my claim. It was robbed April 8th I got paid Sept 28th. They do nothing to expedite it and it caps at $5000. The also heavily depreciate anything. It was a nightmare. I highly recommend you not use this company.

Unprofessional and Unethical

My son used Public Storage (2641 NE 186 Terrace Miami 33180)while awaiting a long distance move from Miami to the D.C area.
On the day he vacated, my moving staff ( I work for a moving company ) loaded his goods and he subsequently vacated the unit .
Shortly thereafter , he was called by the representative and rudely told he would be charged $400 for leaving an old recliner outside the facility . He went there and IT WAS NOT his recliner !!!! My staff verified his chair was on the truck . He asked to see the CCTV footage , was refused by the rep (who turned out to be the manager ) who said there was no access to him . Only the manager could access.
After numerous calls to customer service , no satisfactory resolution was given . In fact, they charged $500 immediately (according to Manager authorized by District Manager)
I spoke with the Manager , who now changed his story and stated the movers asked if they could dump it. When asked to describe the person the Rep said “a skinny blonde guy “. Then I told him our crew were bald ,,dark haired and of Hispanic descent .
Thus , three outright fabrications were given .
1. He saw them dump it with his own eyes.
2. He was not Manager. Sorry only Manager can access footage.
3. The Movers did it .
This was a very unpleasant experience from the Representative of this facility thru 3-4 customer service agents called by both my son and myself (I’m a senior citizen @70 yo).
We are still attempting for someone in the Corporate office to contact us.
How many other person who use this facility were indiscriminately charged at the whim of these representatives ?
Having worked in the transportation industry over 25 years , I dislike companies who are not honest with the customer .
We are still hoping to get this situation resolved. Charging money for actions committed by someone else is disgraceful!

Increased rent price each month till we noticed!

I rented a 4x6 indoor unit for $40 something a month and then after less than a year the price had gotten all the way up to $109 a month before we realized! Once hearing this I went to the website to check pricing, and the same unit is going for $60 a month!! Their website claims they are trusted by customers nationwide, but I find that extremely hard to believe after figuring out I have been paying nearly 200% more than the original price of the unit for months now, all while NEW customers were receiving the price I originally had! When I called regarding it, they sounded like someone who had just been caught in the act and immediately tried to drop the price to $90 a month like that's supposed to be a good deal... I understand what they did isn't illegal but to "send an email" once a month regarding price increase knowing customers are on auto pay and likely will not see it is extremely scummy behavior. After reading some other reviews about the place it seems this is a common issue among its customers. Would highly recommend avoiding this place and finding somewhere else for your storage needs.

Reservation Date Fiasco

I used their online tool to create a reservation for a unit, starting at the end of the month. After visiting the facility and inspecting the unit. I thought I was confirming my reservation by providing to the salesperson all of my info and payment info, only to find that they started the rental today, 27 days early. They had no idea how to fix it and gave me a number to the district manager (no response). Called the 800 number and could only get through to someone that could do anything after choosing the "new rental" option and getting transferred from there (only answered on the second attempt). However, this person also could not fix the problem. They offered a refund of what I paid today but could not tell me how much or when my next payment would be due or if the "second month free" would still apply. I decided that it would be easier to just close the account, get a full refund, and look for storage elsewhere.

Scam

Went through process to rent a unit. I wanted to pay for six months up front, and they couldn’t guarantee me that rent would be increased in one month!!! Total scam ……. Do not rent from this company! They want you to move everything into the unit , then you’re committed and they can increase rent…… joke.

THEY RAISE RATES WITHOUT NOTICE and THEIR CONTRACT IS VERY VAGUE

They raise the rent whenever they do a "market analysis" and provide no notification. Contract states, "2.2 Your Rental Terms May Change with 30 Days' Notice. We may change your Monthly Rent, fees and charges, and any other terms of this Rental Agreement with 30 days' notice to you. We may send notice to your email address. By continuing to use Your Space, you agree to the Rental Agreement as changed and that all of its other terms remain in
effect." This is how they get away with raising your rate. I NEVER received notification of the increase as per the contract stated. To the contrary I received an email on 9/29/2025 that stated "Thank you for being a valued Public Storage customer. We’re committed to providing you with excellent service at clean, convenient, and professionally managed locations. Effective October 1, 2025, the state sales tax rate on commercial and self-service storage rent will no longer apply, affecting your monthly rent payments going forward. Starting with your October 1, 2025, your updated monthly charges will be: "Spoke to an agent and she said an email was sent out (I NEVER received an email) on 9/30/2025 about the rate going up due to a market analysis which supersedes that 9/29/2025 rate change. The get you in there and raise your rate and justify it through being a month-to month contract.
