If you’re a landlord considering Cheltenham Peter Ball/Leaders as your letting agent, it’s important to be aware of the termination fee outlined in their Terms of Business. Many other local agents do not charge such fees, which can make it expensive to switch if you become dissatisfied with the service.

In my experience, the Management Service was disappointing, with a consistent lack of support and a failure to meet the standards set out in their own contract. This can leave landlords feeling stuck, as moving to a more reliable and competent agent will come with a significant financial penalty.

Despite being a landlord for 12 years, I transferred to Peter Ball/Leaders in 2023. Over the following two years, I found that attempts to work with both the lettings team and their complaints procedure were frustrating. Issues raised by myself or my tenants were often ignored or dismissed, and the complaints team frequently contradicted each other at different stages of the process.

Overall, the experience was stressful and poorly managed, and it ultimately led me to sell my rental properties.

Leaders are professionals and fair. They put their tenants first, ensuring you feel home away from home. The system they use is a little challenging if you are not used to digital communication services.

I’ve struggled with finding a property for a while , but Leaders have been nothing but helpful. Katie has been an absolute delight and nothing but helpful , quick with any response and had set nearly everything up for us in a day. Jamie showed us around the place and even took it upon himself to speed up the process when he knew Katie was in meetings for the day. So greatful for these two.

The team at Leaders were so friendly and helpful! I ran in with an urgent and random request to use their printer and they immediately responded with an “of course!”.

I had also viewed a flat in the past they had listed and they were pleasant and professional.

I was shopping around as to who will manage my property until I have decided to go with Leaders because of KATIE who has been there being so helpful and so professional with all my enquiries. I think what helped me decide is KATIE's strategy on checking on me from time to time and offer her time and if she could be of help? I just felt I was not alone especially being a first time landlord.

Alfie was a great help with helping us search for our new property.

We have been letting our one bedroom flat in Cheltenham for 22 yrs and Leaders purchased our previous agent around 2027.
As with all companies there has been a steady staff turn over the years but there has been almost continuous letting since that time. Leaders have continually arranged the relevant trades to maintain the flat services if we did not have our own contact and efficiently found new tenants whenever that was necessary.
Shelley Thomas, who is our current contact in Lettings, has ensured our requests are quickly attended to and keeps us up to date effectively.
Shelly is also very cherfull and reliable when under pressure
