DO NOT RENT !!!!
It has been 2 months and they have refused to give me back my deposit , i have tried calling several times but they say that the management is now handed over to DJ alexander , when i called DJ alexander, they also referred to to John shepherds lettings . When i call them too they keep telling me stories.
They are very unprofessional.

Can't get deposit back

Really struggling to speak to someone to get a deposit back from a tenancy that ended on 30/8/24. We have spent hours trying to contact someone from Sandstone/Grant - now DJ Alexander - with no success. I guess the next step now is small claims court or financial ombudsman.... Could someone please contact me asap to discuss

DO NOT RENT, they are cowboys!
My grandaughter ended her 1 year student lease, a large cupboard in a flat.
9wks later, still no deposit returned and can be up to another month... DISGRACEFUL.

HORRIBLE, PLEASE TRY AND AVOID, EVEN IF ITS THE LAST RESORT

IF ANYONE IS READING THIS, MAKE SURE YOU TAKE PICTURES BEFORE MOVING IN!!!

Me and my roommates, 2 other students, have just moved out of a sandstone rented property, and during our entire year we had a ton of problems with sandstone that never got resolved. From the light in the hallway that stopped working 2 days after we moved in, to the shower being incredibly weak the whole time, anything we emailed/sent a message for no one would help. And after about 8 months of being with them, we have all moved out into other places, but getting the deposit back was a very painful experience. We spent a total of 3 days making sure the place was spotless and clean before we left for the last time (we had all moved out by that point), and just going over all the nooks and cranny's within the flat. I luckily decided to take pictures after everything we cleaned incase they used it against us. And when we got back our "deposit rating" 2 WEEKS AFTER WE MOVED OUT, they charged us 320 for "cleaning". They left the flat so long it became dirty itself and they wanted to charge us for it. Another problem, was that when we moved in, we noticed there were lots of dents on the wall, from tenants previously, but we did not seem to think it was a big issue. oh how very wrong we were. they have charged us over 400 pounds for "redecoration", which clearly we know that they will not use it for that. DO NOT, AND I REPEAT, DO NOT RENT WITH THESE PEOPLE, TRY AND AVOID THEM AS MUCH AS POSSIBLE, AND MAKE SURE U TAKE AS MANY PHOTOS OF THE FLAT ITSELF BEFORE YOU MOVE IN!

Incompetent and unresponsive

My experience with Sandstone has been awful. We organised a virtual viewing for a property to take place at 5pm on Zoom. At 5:30pm (half an hour late!!), I was emailed a link to some photos of the property. I responded asking about the Zoom viewing and was ignored (presumably because they finish work at 5:30pm). I was eventually informed that the Zoom viewing would have been them showing us the photos on the link. I asked to organise an in-person viewing instead and they asked us what dates would work. I responded immediately. They ignored me. I followed up 3 days later. They ignored me. I followed up 4 days later. The next day they responded saying they had "left a message for the current tenants" and would "come back and confirm". They didn't. A week later I emailed again. As of today (2 days later), I have not heard back. If you've been counting along, you will have noticed that it has now been 17 days since we were originally offered an in person viewing and they have not provided us with a single date/time. Meanwhile the property is still being advertised on Rightmove. Do not waste your time with this company. Find someone else to rent from.

Didn't return deposit, no contact

It has been almost 2 months since my contract ended and I haven't been paid my deposit back or had a reply from anyone whenever I try and contact them, even with an open Tenancy Deposit Scheme dispute.

Update:
After reaching out to the regional manager my deposit was switfly returned to me. Unfortunate that I had to jump through so many hoops but they have righted the problem.

If I could give zero I would

If I could give zero I would. Our experience with Sandstone / Grant Property has been despicable, toxic and frankly their conduct has been illegal. We rented in Nottingham so first and foremost - if the house you’re interested in is 6 Dagmar Grove in Beeston, don’t do it!!!

The house had numerous serious issues including ones which are dangerous to health. Sandstone was 100% aware of all the significant and health-risking issues, if not from my hundreds of emails, the inventory even states “significant mould damage” to one of the rooms.

The house was filthy upon move in and one room unliveable due to extensive mould problems. The bathroom was likewise a health hazard with massive orange mushrooms which grew from the floor, walls, bathtaps etc. The toilet would constantly become blocked due to what the emergency plumbers I called “hack-job plumbing” which “should be torn down” as it fundamentally does not work. Despite innumerable phone calls, voicemails and emails begging for help and using Sandstone’s fix-flo lines we would never receive responses (and if we, by some miracle, did it never ended in the issue being fixed). When the only working toilet broke, an issue that their fix-flo form states they legally have to fix within 48 hours, they did not respond for 3 months. So if you rent from them, be prepared to cover all fixing costs yourself and a long legal battle if you want to be repaid. In fact, that goes for the deposit too. I have just finished going through the legal TDS dispute process for the return of our deposit as Sandstone didn't even reply to TDS. Seems as if they use TDS dispute process as the standard way they return deposits! So be ready to file a dispute and wait months.

I wrote a letter to the landlord's address and included pictures of everything to show them the state of their property. They didn't care - there is NO regard for you as tenant. This letting company relies on students not having the time or money to take them to court for the squalid conditions they trick you into renting from them with false advertising. The videos they show you for viewings which they claim are from the current tenants - they aren’t. I spoke to the new tenants who moved in (and the old who moved out before us) and they were shown the exact same videos.

I could go on, and on about them, this review covers 1% of what this rental company (and the landlord) put me through but please save over a year of your student life - do not rent from them.

Karma !

I am the mum of a current tenant sadly , only just finding out about this and looking into it after giving my son space to be grown up , I promise you all, they are now messing with the wrong person !, I’ll wipe the floor with this company starting with Salford council at lack of a license , which leads to an unlimited fine and prosecution, moving on to companies house at Peter grant and his many , 11 to name his appointments , and legal after that ! They can dissolve , liquidate and change assets in companies, but it catches up, and I’ll see it through !, they just picked the wrong lady and son !

student accommodation

We moved into our Nottingham property 3 weeks ago and since, we have heard absolutely nothing from our landlord/sandstone or grant property. We have tried numerous times to contact them and raise serious issues we have experienced with our property (unsafe fencing outside, stains, damp, completely broken dishwasher and tap and faulty kitchen floor with gaps allowing slugs in) yet have been repeatedly ignored. We are now almost complely unable to use the kitchen.

Sandstone delayed our move-in date by 5 weeks. If you want to be secure and not strung along then please do not use Sandstone or Grant Properties as they're formally known. They do not treat clients with respect. They get your money quick and forget about you.

SANDSTONE?? MORE LIKE SCAMSTONE

Beware of this company!!!

Upon collecting the keys we were informed that, due to a problem with the HMO licensing, we could no longer move in. This was despite repeated attempts to ensure that the property was suitable for our needs as four students. This caused immense distress considering that it was, at this point, July and very late to be flat searching.

The company refused to help us search for another flat, having deprived us of our first one. They did not even inform the other tenants of the issue. When we eventually found a suitable flat, we were told to pay to secure it, which we did. The next day we were met with: 'Sorry guys, we have given the flat to another group'. Only when we sent a strong worded message did the letting agent change his mind, claiming that his previous message had been sent 'prematurely'. Apologies to whichever group had been told they had also secured the flat.

The flat was dirty upon arrival and had clearly not been cleaned or even checked between tenants. Belongings were left behind radiators and under beds and a foul odour is coming from underneath the floorboards in one room. The walls are stained with mould and smoke. All of this has been reported and nothing has been done, much less have we received a response or any acknowledgement.

Organisation regarding payment has been shocking: the letting agents seem unsure of who has paid and how much.

Do not use Sandstone - the letting agents are incompetent and the company has no regard for their customers. They are after your money only. This is especially disappointing for a company which focuses on letting student accommodation, thus exploiting young adults unfamiliar with the renting process.

Had the worst experience with…

Had the worst experience with Sandstone. I was looking for a student flat with three friends and we initially found a flat and went to pick up the keys, only to be told that we could no longer have the flat due to issues with the HMO licence. ON THE DAY WE WERE SUPPOSED TO PICK UP THE KEYS!
This was a complete failure on their part, I have no idea how nobody noticed this issue sooner. We were dealt with by Gonca and Ellen, both of whom seem to have absolutely no clue how to do their job.
We eventually found a second flat and we asked for a physical viewing because we were, quite understandably, skeptical of moving forward with just a virtual viewing. We had a viewing scheduled only to be told that the flat had been secured by another group right before our scheduled viewing. However, after complaining about how terrible our experience had been so far, they told us nothing was final, and the other group appeared to drop out and we were offered the flat and we have now moved in.
But, of course, with such a useless company, the problems don't end there! I have attempted to contact my property manager Natalie, having emailed initially 20 days ago with two follow ups since, and it has been absolute radio silence.
The only positive experience I have had is with Mark Fullerton, who seems to be the only person employed at Sandstone who seems to actually do their job. Mark was helping us with issues with our flat while Natalie was on holiday, and he has helped me while Natalie has been completely ignoring her responsibilities and my emails.
Terrible company, and to Mark: this company doesn't deserve you.

Do not rent, they are money grabbers!!!!!! Poor poor service!!!!!!

I am writing to express my deep dissatisfaction with the services I have received from your company. My experience has been far from satisfactory, and I feel compelled to share my concerns.

First and foremost, the only time I seemed to hear from your company was when it was time to collect payments. This lack of proactive communication was quite frustrating. It left me with the impression that your company was solely interested in financial transactions and not in providing a quality service.

Furthermore, I encountered a significant issue when I requested a repair for the property's boiler. Your technicians were unable to fix it properly and wanted to charge me £100 for nothing. This kind of behavior is not only unprofessional but also unethical. It left me feeling taken advantage of as a customer.

Additionally, your customer service has been subpar. There have been instances where I called and sent emails seeking assistance, but I received no response whatsoever. This lack of responsiveness is highly disappointing and reflects poorly on your company's commitment to customer satisfaction.

my experience with your company has been disappointing, and I believe improvements are necessary in several areas, including communication, professionalism, and customer service. I hope that you take this feedback seriously and work towards providing a better experience for your customers in the future.
Last but not least, after several months I still have not received my deposit!!!!!

I had the displeasure of renting a…

I had the displeasure of renting a property in Salford through Sandstone Letting Agency, which was incompetently managed by Ali. It was a nightmare from start to finish. Not only was it impossible to communicate with anyone at the agency, the carpentry and paint work were shoddy and cheap. The boiler was dysfunctional, depriving us of of hot water and heating during the cold winter months. The cold in the house caused mould and we started getting sick. We ended up forking out hundreds to cover a hidden debt that belonged to sandstone which we received no money back for.

To exacerbate the situation, the radiators emitted smoke, resulting in damage to the walls. We reported this matter, although it comes as no surprise that our concerns were blatantly disregarded, resulting in an exorbitant charge of £350 for the repainting of a small bedroom at the end of our tenancy.

When we reported issues to the agency, they had they assured us that they would address them, only to blatantly disregard their promises and never follow through. They persistently made excuses, condescended us, disregarded our attempts at communication, and neglected to fulfil their obligations in rectifying any necessary repairs. It was painfully evident that they harboured absolutely no inclination whatsoever to fulfil their responsibilities as a letting agency.

Sandstone has confiscated our entire deposit of £950, the vast majority of which they claim will be used to repaint wall the walls. Which quickly deteriorated due to cheap paint. Our property manager, Ali, was deceitful and incompetent. Ali lied about the deposit process, falsely claiming that a cleaner had entered the premises. I am not alone in my experience. As I can see from other reviews, countless other tenants have recounted similar stories of gross negligence, abysmal communication, and flagrant unprofessionalism exhibited by this pathetic excuse of a letting agency. It is abundantly evident that this is not an isolated occurrence but rather a pattern of conduct that must not be disregarded. In a futile effort to evade their poor reviews, the company has decided to alter its name from Grant Property Management, a company that illegally had no listing.

We are presently in the process of compiling a report of evidence against the company and have initiated formal correspondence with a union. In conclusion, I discourage anyone from renting through Sandstone Letting Agency. Their complete and utter lack of accountability, shameless dishonesty, and blatant disregard for the well-being of tenants make them an unreliable and untrustworthy choice.

They are undoubtedly devoid of any morals and more interested in stealing tenants money to line the pockets of greedy landlords who get to remain anonymous. I strongly advise you to avoid the headache and seek out a more well known agency that genuinely prioritises their tenants and fulfils their obligations.

Seems like a scam.

This rental agency set me up with a "virtual viewing" of a property that turned out to be the agent sharing their screen during a zoom call to show me the listing online - no video, no information I already hadn't read on the listing. During this "viewing" they named the street the property is on correctly but stated it was in Edinburgh - when I corrected them that it was advertised in Dundee the response was "oh yes of course". I found all this a bit strange but then they told me that in order to book a real-life viewing of the property, I would have to immediately pay a deposit - a "holding fee" - of £300. This they claimed would "secure the property" which they said had "a lot of interest" but that it was "first come, first serve" - for a listing posted two weeks ago during a time of high demand. I declined, and did some further investigation. I found the following post on PropertyTribes:

"I've not heard of the company but a quick look at their website and there are some immediate red flags.
"> No company number displayed. This is a legal requirement.
">.No membership of an independent redress scheme. This is a legal requirement.
">No privacy notice. This is a legal requirement.
">No terms and conditions.
"The person behind the business seems to be someone called Peter Grant.
"The oldest company I could find under one name variant at Companies House was incorporated in January 2021.
"On another listing, I found Sandstone Asset Management which was incorporated in 2005 and does seem to have some substantial assets. This looks like Mr. Grant's personal property portfolio, but the business has still only been running 17 years. There also appears to be a letting agency with 45 employees which was incorporated in April 2020. This agency appears to have poor reviews from tenants on AllAgents. They seem to rent mostly to students.
"All of the above makes it hard to undertake due diligence on the services offered.
"Mr. Grant has 8 dissolved companies to his name, two of which have "Sandstone" in the title."

AVOID AT ALL COSTS!!!!!

rude, racist, unreliable, untrustworthy, no empathy for anyone tenants or other residents. they caare about one aspect here that is MONEY they wont repair damaged caused by THEIR shoddy plumbing issues and told us they were not at fault for the flat THEY rent having a faulty unfitted drain in the brand new shower they installed being told to f off was the rudest thing anyone from a professional company has ever said to me ever
