I am extremely disappointed with my experience dealing with the Guildford branch of Bourne Estate Agents, particularly regarding the return of my deposit.
I have been dealing primarily with Georgie at the Guildford branch. I appreciate that she has communicated with me and has chased the landlord regarding the outstanding issue. However, despite this, the matter remains unresolved and I am still waiting for the agreed balance of my deposit to be returned.
After leaving the property, there were discussions regarding proposed deductions from my deposit. I ultimately accepted the landlord’s proposed deductions in good faith in order to bring the matter to a close. Despite accepting the agreed deductions, the remaining balance has still not been released.
I understand that Georgie has contacted the landlord several times for confirmation and that he is not responding. However, I do not feel it is reasonable for the return of my deposit to remain open-ended simply because the landlord is unresponsive.
I followed up with Georgie on 26 August asking what the next step would be if the landlord continued not to respond, and I have still not received a response.
I appreciate that Georgie may be limited by the process she has to follow, and my frustration is not directed personally at her. My concern is with the lack of a clear resolution and the fact that there appears to be no timeframe for when this matter will finally be concluded.
For an estate agent handling deposits, I would expect there to be a clear process for dealing with an unresponsive landlord rather than leaving the tenant waiting indefinitely.
This review is specifically based on my experience with the Bourne Estate Agents Guildford branch. I hope the branch will now take ownership of the situation and bring it to a prompt conclusion.
I would recommend anyone dealing with this branch to keep detailed written records of all communications and agreed terms.

Had a great experience letting my flat. Mark Scoging found a new tenant within a day of visiting the flat and kept on top of the process with the new tenant moving in within 3 weeks. I'll use Bourne again.

The property purchase was far from straightforward and therefore very stressful at times. Caitlin was always at the end of the phone and helped guide the process with her expert knowledge and experience. In my personal view she was far better than any of the solicitors in the chain, but certainly paid less!!

I have worked with Bourne Estate Agents for the management and letting of my property portfolio and have been extremely impressed with the level of service I have received.
A particular mention must go to Georgie in Property Management, who is excellent. She is professional, responsive, proactive and, most importantly, gets things done. Managing multiple properties inevitably brings its challenges, and having someone reliable who communicates well and takes ownership of issues makes an enormous difference.
I would also particularly like to thank Caitlin, Guildford Lettings Manager, who has been equally impressive. She is knowledgeable, commercially minded, approachable and always willing to help. I have found her advice and communication consistently excellent.
What I particularly appreciate about Bourne is that there are real people behind the business who are accessible, practical and genuinely interested in looking after both the properties and the landlord relationship.

This has genuinely been the worst experience I have ever had with any estate agent. Having been both a homeowner, a landlord and a tenant over the years, I have dealt with plenty of property professionals. I have never experienced a company that has caused this level of unnecessary stress, frustration and conflict.
Throughout my tenancy, repairs that were clearly the landlord's responsibility were repeatedly delayed despite constant chasing. When contractors were finally instructed, some later contacted me directly because they were struggling to get paid by Bourne and asked me to assist. I also found myself repeatedly having to defend myself against accusations that I had failed to communicate with contractors or had somehow caused delays. On more than one occasion I had to produce complete email chains, WhatsApp messages and text conversations to demonstrate that what I was being accused of was simply incorrect.
The end of my tenancy has been even worse. I have repeatedly been told that I am contractually required to do things that, after carefully reviewing my signed tenancy agreement, simply are not required. I have been told I must obtain de-infestation certificates, provide evidence of specialist treatments and comply with various additional requirements that do not appear anywhere in the contract. I have even been told that the property must be completely free of every trace of dog hair because of a member of the landlord's family having allergies, despite there being no such obligation within the tenancy agreement and despite the landlord having expressly agreed that I could keep my small dog at the property from the outset.
Whenever I have challenged these demands, instead of receiving a professional explanation, I have felt intimidated, spoken down to and placed under unnecessary pressure. Time and time again I have had to refer Bourne back to their own tenancy agreement and provide documentary evidence to correct information I had been given. No tenant should have to spend their time proving that an estate agent is wrong about the very contract they are administering.
The overwhelming impression throughout my tenancy has been an organisation more interested in creating pressure than resolving problems. Rather than acting as a professional intermediary between landlord and tenant, I have found Bourne to be confrontational, dismissive and, at times, wholly unreasonable.
My advice to anyone considering using Bourne Estate Agents is simple: keep every conversation in writing, retain every email, text message and WhatsApp conversation, and read your tenancy agreement yourself rather than relying on what you are told. In my experience, it is the only way to protect yourself.
Without question, this has been the most stressful and disappointing experience I have ever had with an estate agent, and I would never choose to use Bourne Estate Agents again or recommend them to anyone.

From the first call to them at the Woking office they were highly professional. They came out to the property and had clearly done their research! We asked 3 agents to value our property and Bourne were the only ones to come along with extensive, relevant market data, a well thought out marketing plan based on our actual situation and they suggested a sale price higher that the other agents (and they got what they said they would for us). All in all, an exceptional experience at the same charges as the other agents. Excellent communications at all levels and at all times, just a really really good experience - happy to recommend them to anyone!

Bourne in Ash Vale facilitated the letting of my property. The entire process was seamless from start to finish. It was so efficient with me meeting the letting manager and a tenant moving in all within 3 weeks. The communication was clear, Kathryne was always so professional and always got back to me on the same day. All of the staff I’ve interacted with have been so friendly and helpful. Unfortunately, I rented a flat from Bourne and had to leave just 4 months after moving in as I discovered through my own investigating that there was multiple safety requirements not met. When I raised this with Bourne they showed no urgency, understanding or concern. Like the landlord, it's clear they have no idea of the regulations put in place to keep people safe. They allowed me to rent the flat knowing it wasn't properly registered as a residential property, which meant I had no bin collections and was unable to get wifi without paying business rates. The landlord let me surrender the tenancy, I'd assumed this was so the work that needed to be done would take place but presumably not as the flat was re-let just a couple of weeks later. Overall a very disappointing experience, other than Elarose who seemed to be the only one with real compassion and prompt email responses.
Edit: to clarify fire proof doors are not ‘recommendations’ in flats, they are in fact a legal requirement. Especially considering my flat was located above a commercial unit. Alongside frequent fire alarm tests, a safe fire exit route and many of the other things listed by Surrey Fire.
