The Christchurch Bizspace is genuinely a pleasure to work in. The building in overall is very modern and the building comes with great facilities such as a dishwasher, fridge, microwave and kettle, what more could you want!
Theres a lounge area with where you can have your lunch or work. The meeting rooms are very professional and a pleasure to present in.
Martyna the centre manager isgreat, always a quick reply to emails and good chit chat.

They leased the space out specifically for food production, so of course when I start finding mould EVERYWHERE which had clearly just been painted over before I moved in, so I complained and asked them to fix it. They did absolutely NOTHING. I had to stop food production which caused financial difficulties within my company and they still did NOTHING so I refused to pay rent until the problem was fixed but they still did NOTHING. This had gone on for about 4 months. I then handed in an immediate notice of termination of the contract which they accepted. But of course they then expected me to pay all rent and some ridiculous charges which weren’t even in the contract. Overpriced and terrible condition of all units. Everyone I know that leased from them had issues. Leaks in the roof, mould etc.

Awful company to have any dealing with, if you are looking for small business premises do yourself a favour and find a decent landlord. The unit was NOT fit for purpose with a badly leaking roof, walls that leaked depending which way the wind blew. They did finally replace the roof after 9 months of complaints videos, emails and the local rep inside the unit while raining, stock damaged, gave them a bill for damaged stock got ignored. Tided into a lease which they would not allow to leave until it ended. Informed 2 weeks to get deposit returned took 8 weeks after a number of emails and telephone calls, then deducted £150 for 3 months of post redirect ?????. NOT RECOMMANDED

took out a unit at the Northampton k2 centre paying deposits ect I have been in the property less than a month and the roof and windows have flooded my unit destroyed some of my stock and saturated the electrics, this has all been reported to the manager Paul as The unit is not fit for purpose, his response was there is nothing he can do I am requesting my deposit back before any further injury or damage occurs (hit my head attempting to stop water flooding through the roof causing a seizure) nothing but excuses not the only Tennant having issues at this site AVOID!

BIZSPACE Swindon. - I attended this site for a child's birthday party, at the Party Warehouse Swindon who were absolutely fantastic. Unfortunately on collection of my daughter she tripped in the carpark on abit of unlevel ground. While administering first aid and patching up her knee we ended up over staying in the carpark by 4 minutes. We have now received a fine for £140! I understand kids trip and fall, but to receive a fine for our troubles is not ok! Puts me off using the businesses on this site!

We have used various serviced offices in our time but this is by far the worst.
While we were there, the management were rude and unhelpful, leading to us leaving after less than a year. And to no surprise of mine we are chasing the late return of our deposit 1 month after it should have been returned. No answer to emails and now just called to be told it will be sorted - we will see.
Either way, it really was such an unpleasant experience for the whole team.

Despite reaching out to this company several times about spaces for rent I've been ignored.

This review is factual and honest. This references my experience with BizSpace at the Morelands Trading Estate in Gloucester. I leased a space from BizSpace in 2022 as a start up business. All was well until i viewed a bigger space in October 2023 with the vision of expanding. I was actively pushed by staff located at the site to leave a deposit and get things rolling. I'd been told multiple times that the first to leave a deposit would get the unit. I had a visit by the Assistant Site Manager on a Friday in late November where i was told to 'pay the f****** deposit'. I said i was selling a vehicle the next day and that I would be paid then. I paid the deposit on the Saturday as I'd promised.
As terms had previously been agreed, I received an email from the Site Manager asking if I'd like the lease to be generated and sent out to which i replies 'Yes please'.
Nearly 3 weeks pass and I'd left a deposit on some equipment required for the expansion (Monday mid December). I phoned the site to see when the lease would be emailed to me to sign and when I could arrange delivery of this equipment. I was told that I'd need to pay a months upfront rent in order for the lease to be sent out. In the lease terms we'd agreed there was a transition month to enable me to keep funds fluid. This was agreed in a provisional email and stated that i would not pay for both units at the same time. Anyway, i bent over and paid the upfront rent that Monday evening. I got into work on the Tuesday to find out that somebody else had apparently left a deposit. This turns out to be a lie as I'd spoken to the accounts department on the Tuesday. I had shut my doors to trade from the 3rd week in November for 5 weeks as we'd even agreed a move in date of the 1st December.
Zero communication up until the Friday of the same week. I received an email at 16:40 stating that they'd gone with the other party. The timing doesn't seem like a big issue however, the Site Manager that sent the email was due on 4 weeks leave on this Friday so in fact, it's underhand and slippery as i had no body to get any correspondence.
I handed my notice in after this and it took 5 weeks to acknowledge. No exit plans put in place by Bizspace.
It took over 8 working to receive my money back and I had to get a lawyer involved.
I completely understand that it's BizSpaces decision who goes into the unit but, I went from being actively pushed to pay the deposit and was told by 2 different 'managers' that the first to pay the deposit secured the unit to being kept out of the loop while they stall me to allow someone else to wriggle in. Turns out the other business owner is a genuine guy and i wish him all the best and good luck with BizSpace.
I am not the only business that has fallen foul of their promises. There is another business on site that reduced their own rent to 25% due to the disrepair of their unit. The service charge that we got invoiced every month equated to approximately 25% of the overall rent yet there have been no site improvements in the 18 months I was there. I understand this is a service charge for the services available on site and general upkeep however, there are no services you don't pay for separately i.e. water, gas and electricity.
I urge everyone tempted by the promises that this site offers to consider this review in depth. The decision above has put my business in a position it cannot recover from financially and left me with over £20k worth of equipment in storage.
Best Experience
Had the most incredible experience at BizSpace Basingstoke! The building manager Zulfiya and building maintenance man Peter were both incredible!! I booked a meeting room and everything in the venue was super, they both had so much patience for all my questions and were a great laugh! They always have so much to offer and at a great price with quality. Everything was easy and looking forward to going back.

The two I was using .have when the temperature dropped to 0.have condensation dripping all over my goods .causing loss and a personal injury, whilst removing my goods .witnessed by the site managers at Rochdale .I asked for claim forms and a copy of accident report.commercial director mr diwagi referred me to look at paragraph 16 of the license agreement .which basically absolves bizspace of any liability re injury loss or damage .make of the review what you will I'm just reporting the bussines ethics of bizspace .keep safe
Time wasters
Time wasters. They advertise workspace available - then after numerous emails get back “Our workshops are full at the moment and nothing coming back in the next 3 months either.Sorry, we couldn’t have been more help”.
Why not say that on first call or just don’t advertise available!!!
Bad Administration at Camberwell Site
Bad, bad administration at the Camberwell site. When the old lady (Anna) retired recently, the new Business Centre Manager (Joanna) will make appointments and not keep them, no apologies!
I asked her if I had any mails and she said 'yes, you have some'. I went to collect the mails and there was none! - shear lack of attention to details.
My first day experience was nearly catastrophic: Less than 30mins of making my rent deposit and advance rent payment, an attempt was made to use my credit card to pay for an item costing £300; Lucky I had OTP on it.
I will avoid at all cost, not a good site to run a business - I am out!

BizSpace Newcastle - Amber Court has been a brilliant workspace for our team. Site Manager Lisa and Michelle have been nothing but helpful during the last 8 months since we moved in. Nothing is too much for them and the workspace is incredibly comfortable to work in, added to the offices we rent there are great break out areas, which have been great for the team to use. We can't wait to start another project so that we are able to use the space again!

Account dept continued to incorrectly charge and then consequently charged me for not paying by DD although they always got their money every month. Awful company, look for alternatives, save yourself the hassle.
