Please avoid this company if you are a landlord. They let our property out to a tenant who destroyed our home. The tenant had moved not only a new partner in without us being informed but also a large dog which has left a considerable amount of faeces everywhere. The damage she caused within 6 months has cost thousands of pounds to rectify. Meanwhile the tenant failed to pay rent for the majority of this period therefore leaving us in considerable financial difficulty. Despite taking their % every month, Peter Alan failed to carry out any checks of the property during this time and later stated they only did this 'once a year.' We were told upon instructing them to manage the property that checks would be done quarterly. They have since refused to chase our missing rent money after the tenant moved out stating it was 'no longer their problem.' They took no forwarding address for her, therefore we cannot look to pursue this ourselves. On the day she moved out, Peter Alan took new prospective tenants into the property that same evening. We hadnt seen the property at this point, neither were we told about the state of it including a rat infestation due to rotten food waste. The property was in no way habitable yet Peter Alan were willing to continue showing viewers around without asking us first. The staff are always rude, unhelpful and extremely unprofessional. They have completely refused to accept responsibility for the lack of management of the property but happily took our money every month. Needless to say we are pursuing this company civilly for failing to manage the property and for not carrying out a service they were paid for.
Severe Lack of Management & Poor Service
I am writing this review to warn other landlords considering Peter Alan for fully managed letting services.
My experience as a landlord with their fully managed service has been unacceptable:
1. Inadequate Property Oversight: Regular, thorough property inspections were severely neglected. When inspections did occur, they were superficial and failed to report obvious issues.
2. Property Damage Ignored: Direct tenant damage to the property was brushed off and incorrectly dismissed as "normal wear and tear," leaving me with the responsibility and cost.
3. Zero Communication & Ignored Grievances: Emails went unanswered for extended periods. Formal complaints regarding their poor management standards were routinely ignored.
4. Financial & Accounting Errors: Statements contained accounting inaccuracies, and fees were charged for services that were never requested or agreed upon.
5. Failure to Release Account: When I formally terminated our contract due to their fundamental breach of service duties, they refused to acknowledge the termination or cooperate with the handover to my new agent, continuing to attempt to issue automated demands.

Merthyr branch
Merthyr branch. Absolutely shocking and rude staff and one was even abusive to me on the telephone, hardly any communication and they also failed to send documents back to the mortgage company resulting in a legal letter to us , avoid at all costs .
Poor communication
Poor communication, dont have them do your epc ( they offer one for free, then charge you if you dont sell). Get your own done, its cheaper and don't go for the sales nonsense .
There's smaller companies out there who give a much better service

we signed up to sell two properties with Peter Alan and they have been terrible.
They massively overpriced our properties so we got hardly any viewings. The agents that came to do the viewings was different every time and knew nothing about the houses.
We were told we would get drone pictures but 8 months later we still hadn’t had them despite asking numerous times.
BEWARE - They also underhandedly got us onto a fixed commission so that when we sold they would get commission on the listed price and not the sale price - they then very quickly tried to get us to drop our price to sell.
We got little to no feedback on the few viewings we had and would hear nothing from them for weeks at a time.
When we tried to leave they told us we had 28 days notice so we asked to be taken off the market and they said they had done this. We then find out a month later they were still online . On the 28th day of our notice they told us we owed them money for EPC which is fine but would not take us off the market until this was done. We provided payment details but they still have not taken the payment or taken us off the market. We are also still waiting for their signs to be removed.
Terrible customer service. Please don’t waste your time - house selling is stressful enough

Becoming a useless company’s makes you to think you got a long term tenancy and then when needed to move due to children and needing more room and then when you need to find another home before the tenancy finishes the sales reps just step on each other toes and no team work in the company, rather give other people that ain’t needing the room for bedrooms to people with no children

Please avoid if you are buying or selling with PA. The branch I dealt with is in Llanishen , Cardiff, their branch manager doesn't know how to handle a simple complaint, other than simply saying referring to contract when we asked if there is any charge if the property was not sold. They send a bill after for the EPC it was carried out. The saleswomen Tracey did not bother to explain this charge when we repeatedly asked are there any charges? Its a common sense thing to explain to sellers to provide as much information as they can.

Absolutely disgusted with these people I rented a flat out with them which was full of mould and damp and made my asthma worse which hospitalised me on 3 different occasions I was told I could give a months notice to leave so when I did that they accepted it via email and then lied to say I couldn't leave early and now they got the cheek to try and charge me extra rent when I had already left and they had told me prior to the months notice that all I had to do was either email or in writing my months notice so I emailed them and they took ages answering back roughly 2 weeks to reply to an email basically saying I can't leave and I would be liable to pay rent right up until the end of the contract which is disgusting nothing but lies from these people and I have it all saved and now TDS wants to look into it because I tried requesting my bond back and they are trying to claim for rent absolutely fuming with these none of these people deserve a job because they obviously can't do it properly worst estate agents ever and I would never in a million years recommend these to anyone I want my bond money you thieves it's my money not yours and you can claim for rent all you want but you accepted my months notice and then changed it so all this is your fault and I will keep on fighting this you don't deserve my money PETER ALAN should be shut down immediately

The estate agent (Roath branch) has been unable to arrange a viewing for the flat I am interested in for several weeks. When a viewing was finally scheduled, it was cancelled. Based on my experience, prospective buyers / sellers should be aware that the agency has made very little effort to facilitate viewings or assist potential clients.

Not worthy a 1 star,after weeks of no responses to calls eventually emailed which these people are now saying is the first contact, they will talk over you until you eventually raise your voice to talk back over them when they won't listen at which point you are called rude and they hang up, how they have managed to carry on as a business is beyond me, avoid at all costs
Don’t deal with this person
The young guy Finlay that showed us around a house we were interested in is fantastic, very very nice guy. However!! Jade the manager of Peter Alan in talbot greeen could do with learning some manners and is an obstructive argumentative person who I or my partner will never deal with again! We had an appointment booked for 12 to see a financial advisor and appointments before hand to see a house! The manager Jade called me at 10:05 to cancel our appointment at 12. I explained I wasn’t happy and that we had travelled from Rumney for this meeting but it’s no worries I will go elsewhere to seek financial advice. The manager Jade then called me a liar and stated back to me that I’m from tonyrefail and hadn’t travelled from Cardiff whatsoever, I tried to explain that my partner is from Cardiff and that I had travelled with her from there! Jade continued to overtalk me and point out that I hadn’t travelled from Cardiff for the 12 meeting as I was due for a viewing at 11 in gilfach goch so that I was lying to the fact saying I had travelled from Cardiff for the 12 meeting pointing out I would have had to anyway to view the property! A very aggressive argumentative individual who has now lost Peter Alan a customer or more as I will let everyone I know what kind of person they have there managing that particular outlet/shop! Totally unacceptable and unprofessional behaviour by a woman in her 40’s that should have a little more decorum about her and not call customers that have travelled for 45 minutes for a meeting a liar! Despicable individual!!!

Be prepared to be pressured into taking mortgage advice from them. I have now had to book viewings through 4 different branches to have to be really firm in saying no to mortgage advice to the point I was going to walk away from the viewings.
I moved into a property with promise…
I moved into a property with promise that the rear garden would be fixed up to standard. Upon moving in, it was still overgrown. I reported a toilet that would not flush, which took them a week to send someone out to fix (no compensation). Black mould and damp, front door not fit for purpose, heating dial not working during freezing winter. Overall, an absolute nightmare. Would give zero if possible.
Poor All Round.
Valued house high to get me to sign up with them. Really poor communication, late attending viewings leaving me to show people around. No follow up calls. Really disappointed with the service. Pressure to reduce over valued price once signed with them. Did not sell my house after nearly a year on the market.

It is now the 3rd June, I have rang over 10 times regarding the deposit and they are not willing to help at all! They keep saying they are waiting for landlord! It has been 4 months with no answers! The ladies on the phone are rude but again doesn’t matter because it’s not there money! Having to now take it to small courts! Greedy landlords!

Very poor customer service not only from the branch but also head office complaints department who aren’t efficient. Do not in any case choose Peter Alan as a letting agent you will come to regret it. Months of bad service and no communication

Poor communication, pushed their recommended conveyancer but didn’t say about the extra cost this would entail. Cost me an extra £500. Will not use again nor recommend.
