Aylesbury branch

Cannot speak highly enough of Jodie at the Aylesbury branch. Was recently relocating back to Aylesbury for work and looking for a good rental property, and Jodie was absolutely amazing in organising online viewings and sorting all the necessary paperwork for me. Every time there was a problem she was there to help and support. Have dealt with many of the local agents in the past, and Brown & Merry are by far the best, 100% would recommend.

Massively inflated estimate and other tricks

Massively inflated estimate that they wanted to "review" after 2 weeks into the listing, once the 6 months sole agency kicked in. The long list of ready buyers' contact details that the agent showed in the estimation meeting never trickled down to their list of introduced persons, so beware of that tactic too and don't waste your time with them.

Zak Parkinson from the Watford branch was excellent, he was super responsive, helpful and insightful when helping us with our urgent letting situation. Although we didn’t land up taking the property he maintained professional throughput.

Brown and Merry especially Klaudia were excellent.

Klaudia Gnitecka was my initial contact and her professional and knowledgeable approach led me to select Brown and Merry. It proved to be the right decision and I have nothing but praise for the Stony Stratford team and in particular Klaudia, who supported us excellently throughout the sale of our home. Thank you.

5 star service

Arranging the viewing with the Aylesbury branch was really easy, I called up and spoke with the agent and was booked in for a slot that was convenient for me the very next day. Sophie showed us around a lovely flat, she was super friendly and was able to answer all of our questions and was overall really helpful. Would definitely recommend.

Arranged a valuation of a rental property I am looking to sell in Bletchley for 2pm on 22/06/26 with Peter Flanders who didn’t show up and got zero response from the message I left with the office. Only communication was from an agent in the office who told me he had people interested in a house like mine…..amazing because they didn’t view it.

Great Sales Pitch, Very Poor Execution

Chose to go with Brown & Merry after a great buying experience years ago. Unfortunately appears times have changed! The initial consultation regarding the sale of our property was excellent, but unfortunately the experience declined significantly after we signed the contract.

The quality of the marketing materials was disappointing, with poor property images and an initial listing that lacked attention to detail. Throughout the contract, there was very little proactive communication, no meaningful updates on local market conditions or comparable listings, and we found ourselves suggesting all changes to the listing in an effort to generate more interest.

Communication was consistently poor. Calls to the branch often went unanswered, promised callbacks rarely happened, and on the only viewing arranged, the agent arrived 10 minutes late.

After deciding to terminate the contract, it took almost four days for the property listing to be removed despite repeated requests. Our frustration peaked when we were contacted by a debt recovery agency regarding payment for an EPC certificate. The original invoice had been filtered into our junk folder, yet despite nearly two months passing, Brown & Merry made no attempt to contact us directly with a reminder before escalating the matter.

Overall, the experience fell well below our expectations. While the initial sales process was positive, the lack of communication, customer service, and proactive account management after signing the contract was extremely disappointing and ultimately led us to terminate our agreement and waste several months with no progress on our sale.

My husband and I viewed a property in Hemel Hempstead on Saturday 23rd, the lady that showed us around was the best. We had other viewings on that day with other companies and the other presenters were no where near her professionalism and understanding. She made the viewing very pleasant. Thank you

Unexpected Charges and Poor Transparency

I used this company to manage my property in Hemel Hempstead. At the beginning, Stephen and Elliot were very convincing, but they did not clearly explain that there would be additional charges on top of the monthly management fee.

After one year, I agreed a rent increase directly with the tenant and simply asked them to update the contract. For this, they charged me £300 — even though it only involved changing a single number.

When I saw this charge, I gave notice to terminate their management service, which unfortunately requires a six-month notice period. When I informed them of my intention to cancel, they first offered to reduce the £300 fee to £200, and then to waive it entirely—on the condition that I did not terminate the contract. This suggests that even they recognized the fee was not justified.

During those six months, they charged me for as many items as possible. For example, they charged £60 for deposit protection, even though the deposit is held by a third-party scheme. Then, the following month, they charged £102 for an Income & Expenditure Statement, which added little to no value.

In a very short period, they charged an additional £462 on top of the £100 monthly management fee.

If you are a landlord in Hemel Hempstead, I would strongly advise you to review all terms carefully and be cautious about potential extra charges.

Professional, efficient and friendly service

Really happy with the service from the team at the Chesham branch. Sale team were highly professional and we were always kept up to date with viewings and feedback. Brown and Merry secured the price we hoped to achieve and all the team were excellent from start to finish.

Do not rent or buy from this company under any circumstances

Do not ever rent or buy from this company. They are the absolute worst of the worst
We rented a property at the start of October and were told that we could rent the property for up to 10 years as the property was an investment for the landlords child.

The previous tenant moved out the day before we picked up the keys so when we moved in, despite a so called cleaner being bought in we had moved in to a kitchen with greasy worktops and cupboards, handles in the kitchen that you could feel grease and gunk, burnt on food on trays in the oven, rubbish swept under the kitchen units, kickboards missing, holes in walls, cupboards leaning from the wall, cat poo and glass all through the garden, bathroom sink and bath plugs that were unusable and electrics that were faulty.

The landlord was apparently a trained electrician but didn't realise that a flickering light switch in the kitchen was linked to a faulty mains electric input, something we only discovered when our electrics went and we had to call national grid to come and get our electrics sorted due to a faulty mains input.

We were told that the weight of what we had put in cupboard is what pulled it off of the wall (kitchen units are supposed to support weight) yet the units were leaning when we moved in.

We had a wooden back door that expanded after over 24 hours of rain and caused the expansion of joints, an issue that had previously been experienced due to screws and obvious glueing of joints but we got the blame by the landlord for slamming the door despite no evidence.

We were asked numerous silly things by the landlord including storing all of our cleaning products on lower units despite having a 4 year old child that would have easy access to them but no care was given about this. Apparently the landlord requested this because it was the weight that apparently pulled the cupboard off of the wall which is absolutely ridiculous.

Alex at the Stony Stratford branch doesn't give a cr*p and does anything to keep the landlord happy without a care in the world for the tennant and Poppy at the same branch is absolutely rude and will happily get into a full blown argument after putting the blame on you for situations that you have reported according to your contact.

We have a neighbour that has bought a house through this company and experienced similar problems.

DO NOT buy or rent through this company or their parent company Sequence unless you want to experience complete lack of care for the tenant or buyer and want to be blamed for everything.

They take no responsibility, they backup the landlord and not the tenant and seem to not have a care in the world for anyone as long as they gat a sale or let.

Steer well clear and go with someone else because this company are an absolute joke.

We have never experienced a company so rude and with such a complete lack of care.

If you ever deal with Poppy or Alex good luck to you.

I really wish I could mention the landlords name but I can't but I will say the he likes to drive past and keep watch on you. Something I find a little bit weird.

Do yourself a favour and avoid this company.

Brown&Merry Sale

I recently sold my property in Berkhamsted and my estate agent Brown&Merry were extremely professional and highly efficient. Special mention to Lucy who oversaw our listing and made the whole experience smooth sailing and a pleasure to work with. I can highly recommend Brown&Merry and would definitely use them again in the future.

When a property management company…

When a property management company can’t communicate internally, everyone suffers—landlords, tenants, and the property itself.
The incompetence I’ve just experienced is unbelievable.
Avoid agencies that can’t even coordinate with their own teams. And not even an apology!

I regret to say that my experience with…

I regret to say that my experience with Brown & Merry's Leighton Buzzard branch has been extremely disappointing. I accepted an offer on August 2025 and instructed them for conveyancing services immediately after. However, nearly three months later, the sale remains incomplete, with little to no progress from their sales team.

Despite repeated attempts to get updates, I have been left in the dark, with no visible effort or action on their part to move things forward. I had hoped to work with them through the process, but the lack of professionalism and urgency has led me to seriously consider switching to a different firm.

I would not recommend this service to anyone looking for a reliable, communicative, and professional conveyancing team. Very disappointing overall.

Be careful with this agency…the agents…

Be careful with this agency…the agents are asking for part of deposit to “check your references “and they will tell you that you don’t pass and you will lose the money .They don’t provide you with information about the rejection which I find normal to have because you pay for them.Agent name that I deal is Eliot…very kind but also very sharp when you ask about explanations
If they do like that with 10 people per week this deposit are money in the pocket
If anyone have the same experience don’t hesitate to share it.This is Hemel Hampstead branch

We bought through Brown and Merry- longest house purchase timeframe ever (19 months) due to broken chains and other issues. Brown and Merry were highly professional and supportive throughout the challenging process. Edward was encouraging and helpful every time we spoke and kept in constant contact- even with congratulatory phone calls on exchange on contracts. The best high street estate agent I have worked with- and I’ve known a few.
